Direct closing costs???

Oh for the days when they used to cover (or hide might be a better description ;) ) the direct closing costs.
 
I just checked my direct purchase of 300 points at CCV in August 2018. It was $971.

Out of curiosity I checked out a listing for a 300 point BLT contract on a very large resale broker’s website. Estimated closing costs were $885! Going along with Kat’s point, maybe Disney started breaking out the cost so they could keep the price per point lower.
 

How long were you on the waiting list for 25 points add on at AKV?
I’m debating 25-50 add on, but small contracts like that resale are non existent.

I called DVD in early Dec and they had 25 points available AKV with only a Dec UY. Since this is what I wanted it was available instantly.
 
Part of my OKW waitlist came through. 49 points. Closing costs, documentation fee, title company costs: $326.70. Not sure if I’ll proceed.

49 points. You'd think they have a lot more with all the contracts they are taking in ROFR lately. I bet more will come available soon.

Yes. He said more will be available soon. That I’m at the top of the waitlist now. I called your guide but she just referred me back to my guy. I suppose for business ethics purposes. Anyway, he just called with the points. I’m going to post another thread to have the experts weigh in on this purchase. I’m not sure it makes sense to sell my SSR points despite wanting to own at OKW for 11 month advantage.

You have to call in and speak to a manager and ask to switch guides. The guides themselves won't do it. Funny that you called someone else though and then some of your points became available. :rolleyes:

I agree. I found that highly coincidental.
 
We are in the midst of buying a 75 point direct add-on at AKV and closing costs are $382.

That’s interesting. Today I was offered a 49 Point OKW contract. Closing costs $326.80. Doesn’t seem to line up.
 
I wonder if you complain about the closing costs if they will reduce them...
Doubt it I tried to get them to drop the 195. However, you have the right as a buyer to use your own title company for the settlement (which is the closing costs). Though the only thing worth arguing over was the 195 fee. The rest was either taxes or insurance. Neither of which can be negotiated as they are state mandated fees.

Interesting indeed. Does it vary by Resort? I didn’t think so but it seems like there is no rhyme or reason to these numbers. Although just reading the post above, do they ever use different title companies that could charge different fees?

The numbers are mostly dictated by the state as title insurance is regulated. There are some few add on costs like the admin fee of 195. Though the other components are a stamp tax (for transfer) and the title insurance.

Disney owns the settlement company (one that processes the paperwork) the title company they use is first American and they mostly only use that. The price first American charges would really be the same for other title insurance companies.
