Didn't pass ROFR today

Well, I thought it was too good to be true. Didn't pass ROFR for a 60 pts OKW at $70.00 a point. Back to the drawing board. Was offered another 60 pt. package at $73.00 a point, April UY, no points until April 2006. Think I have a better chance with that one?
 
I would think $75 would be a more realistic price. Several of the larger packages were taken by Disney at $75, so a small package should be about the same, even without points. If you want to live dangerously, try 73-74, but don't be surprised if it it also ROFR'ed. ;)

I'm actually surprised Disney is buying these up. OKW points generally go for less, so I'd think that Disney would have a hard time reselling them at $92/point.
 

I don't think Disney would be buying them back if they could not sell them.
Obviously they can and will sell the points.
 
When DVD buys them back they aren't limited to just having to resale them. They can rent too.

Sorry to hear it didn't work out.

BTW, Disney doesn't have to keep them as small contracts either. They can package them with other points with the same use year to make larger contracts out of them. That is something the other resellers can't do.
 
Next! Now you're free to bid on a better contract that comes your way. Even if you pay more in points, look for one with more banked points and you'll be set. :wizard:

Sorry to hear that news, Dave. I agree that $73 is probably too low. I'd be at $76 or above.

If you stop and think about it for a minute, on a 60 point contract, the difference between $73 and $77 is only $240. That's a drop in the bucket over the long haul, and small contracts are hard to find.
 
From what I have observed they are going through around 75/76. Not that that makes you feel any better. Go for it, there is no rhyme or reason to what the refuse. I made it through a VWL at 77 a point and did not think I had a chance as they looked like they were going for 80 +. :confused3 Good luck on your next contract. :wizard:

We bought a 50 point add on direct from Disney not too long ago.

Nothing against TTS (we bought our orginal contract from them), but on a small contract, by the time you add on the closing cost and waiting 2-4 weeks the difference was about 300 bucks. Plus we got 50 banked points when we bought so we did well.
 
Sorry to hear the bad news, especially after you had to wait so long for the seller to get their paperwork in. Better luck on the next one. I'll second what everybody else has already said -- a few extra dollars per point is no big deal over the life time of the contract. You go through a certain amount of effort and expense (Fed Ex charges) each time you go through this, so it's worth a few extra dollars per point to increase your chances of making it through ROFR, especially if you can find a contract with some banked points. We paid a little more per point than I had anticipated, but there were some banked points with the contract and we made it through ROFR fairly quickly and closed quickly. Looking back on it now, it was worth the extra cost to get through the whole process as quickly as possible and be able to make our first reservations.
 
So is the consensus that $73 per pt absolutey won't make, probably won't make it or has a small chance of making it. We certainly don't mind bumping it up a dollar or two and I'm sure the seller won't mind either.

My OKW contract made it thru at $74 per pt.... and some have even gotten by at $70. However, as it seems right now, most of them that are that low are getting ROFR'd. If you really want this contract to pass ROFR and don't want to chance losing it, I would recommend adding in $120 to bump it up to $75 per pt.

Hey what do you guys think of $70 on a VB property?? It will probably go to Disney next week and I am a little nervous. Its not really less than other VB or HH contracts, so I am hoping for the best!! Send some Pixie dust pleassssssse!! :wizard: :wizard:

$70 for VB... that depends. Who is paying closing costs? If you, the buyer, pay closing then I personally think it's kinda high for a VB contract. Some of the latests ones that passed ROFR were in the mid-60's, but on the brighter side, you shouldn't have any trouble passing ROFR.

If the seller is paying closing costs... it would be up in the air.

When I bought OKW back in February, I was tempted to pay $72. I was told quite clearly $72 would NOT pass at that time. I paid $73 and passed. Several others paid $72 and got ROFR'd.

February, of course, was 4 months before the recent $3 price increase for all direct purchases, and ROFR levels follow Disney's pricing.

I don't think anyone can definitively say what price will or will not clear ROFR, but I'd bet a couple hundred bucks on the safe side if I were a buyer. I can't come up with any logic that says if $73 barely passed before a $3 price increase, it will still pass now.

It sounds like you bought from a disreputable company. Any of the companies we recommend here on the boards all know how to advise us. They can't guarantee Disney won't buy back, but they sure wouldn't tell anyone that $70 is a good price!! Maybe $73 will pass but it just doesn't seem to me like you're working with someone who knows what they're doing. Did you buy through the same company a second time? Remember...the disreputable brokers still gets paid their commission whether DVC gets it or you do! If Disney buys this one back, you've lost twice and the broker has been paid twice. I'd suggest you cancel if you're within 10 days and buy through one of the companies that actually gives a hoot about you and not about their pocketbook!
