The only way you could answer that question would be if you knew the status(renter, guest or member)of the occupants of every room. How could we know that?
 
I don't think that many will be taken in by this juvenille attempt to stir trouble. I don't think that many people will even vote.

Using your logic, I am currently on 3 waitlists because there is no availability. If 3% of the units are rented, those renters are preventing me from getting a place to stay.

I could not even get on a Christmas wait list because everything is booked. There have been several ebay rentals for Christmas week.

So, yes, using your logic, renters have blocked me out of using my points.

However, as we all agree, renting points is allowed and permitted by DVC.
 
I'm not a renter or rentee,I use my pts. I don't have a pro or con agenda about renting at this time,but can someone please explain to me how a renter is making it more difficult to get specific dates ? We all have the same shot at any given date- at least at our home resort. I plan my trips 11 months out and have always gotten what I wanted. When it comes to Christmas, I thought everybody who wanted those dates went into a lottery- maybe that's not correct.Gscott, I assume you have points to use but can't get the booking.I also here pts are rented for $7- $17, average $10.00. Why not bid on e-bay,then put your pts up for bid at a later date to offset expense.Maybe holiday pts sell for max premium and this isn't possible-just something to think about. Anyway- the renter owns the pts, he uses the same guidelines as I do to get his dates-no special treatment- then choses to rent them. How did this affect me ?
 
I am not personally hurt by my inability to secure reservations. I am responding to your question using your words from an earlier thread.

I clearly stated in my post that I accept the DVC rules regarding renting.Why would I sell?

I am merely stating a fact that if we accept your premise that 3% of the units are being rented, then the renting of those units has prevented me from securing reservations.

It was your question and I gave you my answer.

Once again, you are resorting to insinuations and personal digs in your posts.
 
Mr Viking, members in general are hurt by renters because of the fact that they exclusively rent weekdays.

This makes it harder for people to get full weeks. This was never figured into the usage patterns. It could force DVC to do some things that would hurt almost everyone. It could force them to make minimu stay requirements, it could force them to even out the difference between days, they may even be able to require a weekend night in every vacation.

There are many things that they could do that would hurt all of us.

This thread was only started to cause trouble. I will refrain from feeding the troll.

The original question was if a renter ever prevented us from securing a reservation. I was answering the question using the original poster's assumptions from an earlier post. Using his assumptions, then the renting of points contributes to others' inability to secure reservations. All DVC members are competing against one another to secure the time and size of villa they want - whether it is to rent or for personal use. But, that was not the question.

I do not care if someone rents or not. As long as they are following the DVC guidelines, they are free to do what they want.

Rich, "weekday rentals" is the first logical reason I have ever read on this board that would support some kind of renting restraints. If this practice gets out of hand,I don't think it would take too much effort to have rules put into place that would require renters only to book for at least one weekend nite or possibly both.Thanx again.
 
Funny thing about weekday only usage.... When I purchased, my guide showed numbers of how many florida residents had bought in. I questioned why they would with WDW in their backyard. His comment: They book weekdays only,then drive home for weekends.
Maybe renters aren't the problem ?!?!

There is no way to know if it renters or owners who cause lack of availability and what difference does it make! Cant we end this discussion?

I think you'be got it backwards. Renters have NEVER kept a member from getting their desired ressie. Renters cannot make ressies, only other MEMBERS can!

Many of us who do have problems with the renting issue have ABSOLUTELY no beef with the renters -- they were not the ones who entered into a NON-COMMERCIAL VACATION CLUB contract. The problem many of us have is with OTHER MEMBERS who secure ressies FOR THE PURPOSE OF renting, thus (perhaps) making another members ressie unavailable. This is not what (some of us believe) DVC is for

We are FL residents and DVC members. We were members before moving here so I may not be a good example. But, we use weekends, not weekdays. I have to work during the week. Are you implying that FL DVC members should behave a certain way so as not to be a problem?
 
Absolutely not. Rich explained that the problem renters cause for other DVC members is that they only rent out the cheaper weekdaysthus possbly making it more difficult for members to get an entire week-that makes sense to me. I just happened to remember the comment made by my guide, that's all- please don't read anything into it. The last line of my previous post " maybe renters aren't the cause" was ment as a joke because of the nature of this entire thread. Hey,if I lived in Florida I'd be there every week day I had points for.
