Did I miss something this week? What is happening with SSR resales??

I have gotten two email updates of new listings, and i am shocked and kicking myself in the pants
The prices are insanely low.........
$65/pt for 100 pts, today i see a 200 pt contract for $60/pt???
whats up? I have been off the boards all week, so not sure if something is going down, but dang it i wish we were ready with our downpayment NOW :mad:

ETA: Now that i look at it more closely. OKW is very low too..whats happening to the resale market ???
 
Probably just the economy. Those who have lost a job may not be able to keep up with the payments or perhaps they need the money to live until they can find a new job.
 
I didn't look real close at them but a few I saw were striped and some no pts til 2010, I think one was 2011? I did not look at all the resales.

Funny I'm starting too see lots of AKV contracts, I wonder due to its size if we will see similar to SSR?

It is probably also due to the fact that AKV is newer than SSR, so members that financed still owe more principal, and they may need to sell.

As far as SSR and OKW low priced resales - maybe the owners want a quick sale and don't care if it passes ROFR, as they get their cash either way. There are still going to be lots of bankruptcies and panic/survival sales until the economy improves.

Yeah, I have to say some of the contracts look really good. I wish I was in the market to buy because the price is certainly right to add on right now at SSR and OKW.

We leave for our trip next week--if DH doesn't spend all the money on trading pins, I might make an offer when we get back! :thumbsup2
 
Both listings at $60/pt are stripped with almost no points until 2010. Assuming a value of even $9/pt puts these at around $69 vs a contract with current points - I've seen similar size contracts (200 pts) pass around $65-$67, so despite the lower up front cost those are actually more expensive than a contract with current year points.

Whether the ROFR monkey sees it that way is anyone's guess.

We just purchased through resale 200 OKW (Original) points at $60 a point with current year points plus 23 banked points from last year. Passed ROFR and just closed today. We had several sellers that our broker said were willing to accept the same terms to choose from when we made our offer. It's a buyer's market right now.
 
We are not in the market right now to buy points. We are good with them. I have always wanted a few more but who doesn't.

This year my son is going with his girlfriend and now my other son mentioned he might consider going also with his girlfriend - so who knows.

If I did decide I needed some, I have no idea if I would add on to one of my current resorts (OKW/BCV) or a new one.

It is tempting when you look at the list available.
 
One of the reasons our friends sold was because they didn't like the downgrading of SSR by moving people from value resorts there.

For August/September 2010, Disney UK are selling SSR and OKW as moderates with free dining, and some people have said they have got there for less than POR, with free dining!

This concerns me as a SSR owner. I looked at cash prices at all DVC resorts and SSR and OKW are alot lower than the other DVC resorts. I always wondered why but now looking at granmaz statement it turns on a little light on in my head. Does this concern any of other SSR or OKW owners?

I'm a little confused here. How could they be selling reservations for Aug/Sept of 2010, when 1. the rates for 2010 aren't even out yet, and 2) it isn't even at the 11 month time for owners there to book? Now if they are saying that this is the case for 2009, I can understand, and no it doesn't concern me, because I would have all ready made my reservations for that period a long time ago, and I own at both SSR and OKW.
 
OMG I just bought a small contract. If I would have known it was going to 60 I would have bought a big contract. This is great for people who want to buy. I don't care if they call it a Moderate. I am not planning to sell my DVC. The probably are doing this so people who go moderate will buy DVC.
 
Personally I think we're pretty close to the bottom in terms of prices, can/will they fall a few more bucks ? Sure, it's possible. Do I think they'll drop another $10, doubt it. And if they do, I'll take advantage and buy that 50-75 points now that I was going to buy in a few years when the kids got a bit older and we want to stay in a 2BR.

The UK can book earlier, and also have had this free dining offered much earlier also.
 
Well, I just sold a contract for SSR for 160 points, all 09 and after, 66 per point, buyer pays closing and 09 dues. It passed ROFR and we are waiting to close. I just wanted to sell quickly.

Yes bothers me as well, when we bought DVC at SSR we were sold it as a deluxe now it's being offered by travel agents with free dining for less than a moderate. as an owner will this affect our MF due to more wear and tear, for the first time since buying I am beginning to doubt the wisdom of our purchase.
