Hello. I have learned how to search deeds to get an estimate to offer on resale when purchasing DVC. However many of the deed agreements indicate units not resorts (with the exception of Boardwalk) do certain units mean certain Home resorts?

They should mention the resort. One of my BLT deeds lists "An undivided 0.1273%interest in Unit 17A of Bay Lake Tower at Disney's Contemporary Resort"

Now the confusing part is trying to figure out how many points a certain percentage of a Unit is. Units are just groupings of rooms/areas at the resort. It could be 2 rooms, it could be 10. BLT has something like 96 "units".

That contract is just a 25 point contract, so Unit 17A has appx 19,639 points total.

The only one that doesn't specifically name a resort is Old Key West, as that was the original one, it's referred to as DISNEY VACATION CLUB AT WALT DISNEY WORLD RESORT on the paperwork.
 
My understanding is that each association/resort is broken up into units. When DVD declares a unit into the association a member can then book the unit and when you buy you are buying a fraction of the unit.

The points are usually noted on there. At least the ones I have seen have them

If you're on the OCC site, look at the Legal Description field. You'll see TS: for timeshare and then a name.

so on and so forth.


While looking through deeds and calculating purchase price is helpful, remember the filed deeds are representative of deals that were made 30 to 60 days ago. Still extremely useful to see what is selling at what price and gives a pretty good idea of what the market is like. It would not represent a quick rise or fall in the market though. I bought last summer and BLT jumped 20-25 dollars a point in less than 2 months.

Yes, if all you are seeing is Disney Vacation Club then that's OKW. All the other resorts have their names but legally OKW is Disney Vacation Club. Boulder Ridge for example is still legally Villas at Disney's Wilderness Lodge. Those are the only two that have received name changes.
