Debating DVC Resale

We are from Canada and vacation in Disney every year. We have looked into DVC a couple of times but with the exchange we are on the fence. Most recently on the May 8 Western Magic we looked at SSR. I was worried not having even seen the resort. Now that we are home we have been looking at the great re-sale options. Can anyone give me some reasons good or bad about buying resale as opposed to SSR?
 
I am NOT meaning to "put you off" with my answer (if I wanted to that, I just wouldn't answer! LOL!!), but that is a REALLY important question that deserves a LOT of information.

At the bottom of the "topics" page for DVC discussion, you will find a "search" box. I just typed in resale vs. dvc, and came up with 50 pages of discussion which could cover every possible question you could have! I HIGHLY recommend that you type in the same, and spend at least a couple of hours reading those 50 pages, and then ask if you have more specifics!!

People on this board are VERY helpful, and informative (they helped me a LOT when I was trying to decide), but it helps us if your questions were a little more specific.

I would LOVE to help you in any way I can. Maybe give us a little more info on who you are, when you like to travel, and how flexible you are on where you stay.

SSR expires in 2054. Disney charges no closing costs, can finance the purchase for you, has purchase incentives that vary, has a 150 point minimum contract but above that you can buy whatever meets your needs, you can select the use year (if it is still available) and can close faster.

Resales will most likely be DVC I contracts that expire in 2042, will generally cost you less than buying from Disney directly. But you will need to negotiate as you would any real estate purchase, including who pays closing costs that run the greater of about $300 or $2.00 per point and who pays current year maintenance fees. Financing is your problem. Closing takes longer mostly because Disney has a right of first refusal on all resales.

Beca, great idea for any one considering purchasing into DVC! I don't think there's any topic that hasn't been asked and subsequently answered many times over!!
