If you want to secure a reservation right at the 11 month mark, don't they need to find an owner prior to the day they can book so they can book online at 8:00am? We want to get a GF studio and 2-bedroom and when I submitted my availability sheet for a day that is farther out than 11 months, they just replied saying nothing available instead of saying we will set you up with an owner who can book at 11 months. How does this work?

When you use an agency, the owner is rarely going to be online making the booking at 8AM. It's not how the agency process works.

If you want a VGF studio AND a 2BR, you need to find a private owner, not use an agency. David's and other agencies are not good options if you want high-demand, low-inventory units that must be booked at 8AM.

Problem could be that they may not have an owner with enough points to cover both rooms. VGF is small and owners have not had it very long, the number wanting to rent might be small.

My parents are DVC members... If we decided to get a point transfer from a GF owner instead (so we could control reservation and potentially change dates etc.)... Do you know if we would be able to book GF at 11 months?

Yes, if you can find one. Members can only do one transfer in or out each use year.
 
We sent in the info for our rental with David's at about 12 months out. We were back and forth with them for that one month with them letting us know if they might or might not have found an owner who was able to book it for us. Seems like it was about two days before when they confirmed they'd found an owner and would be booming our (not hard to get) room.

Unless transferred points match your resort and use year exactly, you must call to use them. And the phone lines open and hour after the online system does.
 
VGF points are expensive and I and many other owners bought only to use points there. Finding an owners to rent those points is extremely hard for the rental brokers they may well not have one. Also you are looking for someone with a significant amount of points but many VGF sales were small quantities so you may need several owners which makes it even harder for the brokers.
 
So I think we will use points we have to book the 2 bedroom GF at 7 months if available and if not, 2 bedroom BLT (hopefully). This is in early June so I'm hoping not high demand. But for the studio... I basically just want to stay in a GF studio for my wedding because it's right next to the wedding Pavillion. So what do u recommend the best way to get one?

-book cash on WDW site (I don't ever see these available to book cash?)
-rent at David's or DVC rental store and hope they find owner
-find owner privately
-transfer GF points

Or ultimate backup would be just book a cash regular room at GF.
 
^That 1BR suggestion may be your only true option. VGF 1BRs tend to be open in June at 7 months out, but not studios. Thus, to get a studio you need a VGF owner, either one you find or through a broker and you often need to book at exactly 11 months. I have sent several people to David's but never with the idea of their getting a room category for which you need an owner who is willing to book at 8 a.m. at 11 months out because there is not a great chance that the broker will even have such a person. If I were the owner, I would never agree to do that because obviously you have the "Usual Suspects" question:"What if you miss?" You just risk wasting a lot of time and getting no reservation.

David's is also ultra-cautious about "we need two rooms/three rooms" scenarios. They won't go forward with it unless they have ONE owner with sufficient points. With a request for two VGF rooms, I think they'd be ultra-cautious even with a single owner with points to book. 2BRs become rapidly less available due to studio bookings; studios are definitely an 11-month booking. Even in June.
 
We tried to rent points for a stay at VGF through David's. They could not find an owner with points needed for a 1 bedroom. I ended up finding an owner here on the DIS rent/trade board. If you're wanting to stay near the pavilion for your wedding, just book a room at the GF. It's done and you don't have to worry about not controlling your reservation.
 
I can only add my side of the experience as an owner. I was asked to book two rooms at exactly 11 months out once. The request came in that first morning of availability, even though I had the points registered with them for a few months. By the time I was able to book, it was close to noon pacific time. I can't know if they were keeping the renter on the hook until the final day or whether the renters had just contacted them that day. For what it's worth, my suspicion was that if someone else came along and wanted my points for the day before, they would've asked me to fill that one first and potentially missed out on the second groups two rooms. A bird in the hand.
