My offer was accepted by a seller today. I havent signed the paperwork or sent in my deposit yet. I paid quite a bit for it, so I doubt disney will take it back. What is the actual timeline now? I sign the paperwork, then what maybe a week till it gets to disney? 30 days for them to actually look at it? Then 30 days for the title work and two weeks or so to close? Then two weeks or so for Disney to record the transfer? So three months? How does a "can't close till November" change the timeline? Can the process continue all the way till we get to the transfer?
We are headed to WDW on rented points in mid December and I would like to buy the cheaper AP and perhaps check out the lounge.

I was told the same:

30 days for Disney to decide ROFR.

Then another 30-45 days for estoppel.

Then two weeks or so to close.

So yeah, three to four months: silliness in my opinion. :scared:

Sad that DVC causes Disney to show their true colors.

I didn't see an answer from anyone else on the "can't close until November" part of your question. No first hand knowledge, but from previous answers I have seen the ROFR and Estoppel parts of the process happen first. My guess is that the actual closing would happen within two weeks of the existing reservation in November being completed. Technically, the day the previous owners checkout could be the day they close but an experienced title agency like TT&M would probably want to re-check the numbers with Disney which means completing the closing generally takes two weeks.

So if they can't close until Nov you may not be able to get your DVC AP in time for your early dec trip depending on when that is in nov-if it is early/mid November and the title company closes right after the prev owners' trip you would prob be ok since that would give you roughly a month for the deed to be recorded (and forwarded to Disney) and Disney to complete the transfer but if it is late November it would be much more unlikely. It seems that Disney has typically been taking at least 2 weeks to complete the transfer after the deed is recorded recently. Also Disney's current policy (supposedly) is not to give out your membership info over the phone (some have been successful but many have been told they must wait for their member number to come in the mail). Honestly though From reading the posts this spring/summer it seems that you prob wouldn't close earlier than mid November unless Disney starts speeding up the process since it is August 10th and most people have been reporting 90 days or more for resale transactions.

I would suggest buying regular tickets for your trip and then trying to upgrade/bridge your ticket to the DVC pass while on your trip. That way you can make fast passes in advance (plus get a discount if you buy from AAA or undercover tourist). That would buy you a little more time to obtain your membership # too if it didn't come in the mail (or you couldn't get it over the phone) by the time you leave for your trip. You could try calling member services while on property or possibly going to one of the DVC centers. I know they can print out member cards at certain DVC resorts (I think BLT, BWV, and SSR) so perhaps with your photo ID they could/would also look you up (if you were in the system yet). Once you have your member number you would need to get a member card (they come in the mail but it takes a while) at one of those locations I mentioned in order to upgrade to the DVC pass-but you will want that anyway so that you get your DVC discounts for souvenirs/restaurants on your trip.
We upgraded tickets in this manner that we had already purchased from AAA-you just have to use the ticket first to lock in the price then stop at guest services with your DVC member card and photo IDs to upgrade (you will be charged the difference between the current gate price for the ticket you have and the current DVC AP)

Our contract was sent to ROFR on July 31, I was told to expect closing around 10-15 and points by Nov. 1... I really hope it is not much later than that as I will be at my 7 month window Nov. 2!

90 days seeems to be the right answer now a days:
- 30 days ROFR
- 30 days estoppel
- 14-30 days to close, file with orange county, setup account, and load points

Is there a required turnaround time for estoppel like there is for ROFR?

If I remember correctly the "requirement" for ROFR isn't what most of us think and estoppel was just a verification that the DVC account existed and it's current status that only took a few days to get back so there isn't any requirement.

Yup, thats exactly my thought. I want the 60 day FP+ window and there is no way we will be members by then! :p

Thanks all. I know I am in the right mindset for the timeline.
