curious on renting points...

i know it's not the renting board... i don't have time to read the rules. i was hoping someone could give me the lowdown on what to expect/how/when to rent points? is it easy? should we be wary?

we are looking for some points to get us into the SSR preferrably for june of 08.

any info would be most appreciated.

Here are the rent trade rules for your information and reading enjoyment!
The DVC Rent/Trade Board

The DVC Rent/Trade Board is the only allowed classified ad area of the DVC-Board forums. Use this board to indicate offers to make a reservation by a DVC member for a non-member, a desire to rent a reservation from a DVC member, a post wanting/offering the transfer of points between members, or posts offering or wanting other timeshare 'trades'.

For Sale posts or Want-to-Buy posts of any type are not allowed.

All New Threads must be Validated

When you create a new thread, it will not appear immediately on the Rent/trade board. Instead, it first goes into a Moderation Queue where it is reviewed both for correct title and content. (Title is pre-screened automatically by software, so be especially certain your title uses one of the approved lead-in Title Categories.) If the posting meets all R/T board requirements, the thread is validated and then appears on the board for others to see. If it fails validation, it is removed from the Moderation Queue and does not appear on the R/T board.

You MUST allow up to 24 hours for a thread to be validated. Do not make subsequent submissions before the 24 hours have passed. If it has not appeared after 24 hours, then it failed Validation. You need to review all posting requirements and correct whatever caused your thread to fail validation, and then create a new thread posting. If you have questions on why your thread is not being validated, PM one of the R/T-board moderators.

Type of posts allowed on this board:

There are eight classifications for threads grouped into two MAIN categories and four SUB-Categories, based on the 8 approved (and required) thread titles as follows:

Sellers:
Reservation for Rent; Trade Offered
Points for Rent; Points for Rent/Transfer; Points for Transfer

Buyers:
Reservation Wanted; Trade Wanted
Point Transfer Wanted

Limits: No poster may have more than one active thread at a time within any of the separate 4 sub-groups. EG if someone has a 'reservation for rent', they may not also have a 'Trade Offered' thread at the same time. They could however have a 'Points for Rent' thread on the boards at the same time as a 'Reservation for Rent' thread.

If you have an active thread within one of the 4-sub groups, and submit another thread for the same group, your submission will NOT be validated. Before making another submission, check the boards to see if your original submission was validated. These boards are very active and threads can slip to page 2 very quickly. Users who continually submit new threads while having an active thread, and not maintaining it, will lose their posting privileges. You can easily find a lost thread by using the search feature, searching for your own username, and limiting the search to the DIS Rent/trade board forum.

Important Additional Thread Requirements

Thread Maintenance: ALL threads that post on the R/T boards MUST be maintained by the original poster. Failure to maintain a thread will result in threads being locked, future thread submissions not being validated, and possible loss of posting privileges on the R/T board.
Thread Title: If something changes that is given in the title, the title must be edited to reflect the change.
Example: Points for Rent: 100 OKW points available @ $10/point. The poster rents out 40 points. The title must then be edited to show this change as follows: Points for Rent: 60 OKW points @ $10/point.


Keeping Thread Active: The thread originator must either keep the thread active, or close it.
To keep a thread active, the originator must bump the thread on a weekly basis. This is accomplished by the thread originator making a new single post reply in the thread, with the single comment "bumping". No other comments are to be placed in the 'bumping' post.
If a thread is bumped because others have responded to it, or because the originator has responded to it, this does NOT fulfill the required thread activation weekly bumping process.
Any thread not bumped or closed by the thread originator, within each weekly timeframe, will be locked.


Closing a thread: When the originator no longer needs the thread, they must close it by editing it's title to add the word "Closed" to the beginning of the thread title.
Example: Original Thread Title = "Points for Rent: 100 OKW points available". New Title = "Closed: Points for Rent: 100 OKW points available".
The originator may close their thread at any time. A thread that is closed should not be responded to by any other posters and everyone should allow the thread to slide off the page naturally.
Once closed, the originator is not to re-open the thread by re-editing the title to remove the word "Closed".
The moderators will also 'lock' threads that have been designated as closed by the thread originator. Threads locked by a moderator because they were properly 'closed' by the originator, do not count toward the 'lock limit' posting rule explained below.


Thread Lock Limit: Any threads which are not maintained by the originator will be locked by the moderators. Records are kept of threads locked for non-maintenance and once a poster has had two threads locked within a specific grouping, they may no longer post threads in that same group for the remainder of the calendar year.

Thread categories are grouped as follows:
Points for Rent; Points for Rent/Transfer; Points for Transfer
Reservation for Rent; Trade Offered
Reservation Wanted; Trade Wanted
Point Transfer Wanted

Example: John Doe had a 'points for rent' thread and also a 'points for transfer thread' and both were locked for non-maintenance. He may not post any thread in category (A) for the remainder of the calendar year.


Definitions:
Reservation for Rent: Posting of availability of existing reservations are allowed with the following conditions:

Reservations must be for DVC-resorts only, and must have been reserved using the owner's points. Cash reservations, or exchanges such as an Interval International exchange, may NOT be offered thru this site.

No existing reservation may be offered for rent until it is within six (6) months of the arrival date. (6-month rule)

Only ONE existing reservation may be offered at a time. This means only ONE "Reservation for Rent" thread may be listed, and no other additional, different, reservations may be mentioned in the same thread. Once a reservation has been rented (and the thread has been properly closed), you may submit a new, second, "Reservation for Rent" thread.

A maximum of two (2) posts for existing reservations may be posted within a given calendar year (Jan-Dec). The following ALL count toward this 2-post limit:

A thread submision to the R/T queue. (This is counted even if the submission is not validated for some reason).
Any mention of an existing reservation as a reply in someone else's thread.
Editing a thread to change the reservation initially offered. (If the moderators deem this was done to bypss the two/year limit, the user will lose posting privileges on the R/T board).
The following information must be included as part of the thread:
DVC Resort
Room Type (and Class if applicable. EG Boardwalk - Standard or Preferred; Animal Kingdom - Value, Standard, Savanna, or Concierge)
Check-IN date
Check-OUT date.
Listing number of days is encouraged but not required.


Points for Rent: Posting of willingness to make a reservation for someone and rent it to them. These are generally advertised as "Points for Rent", but in actuality, points themselves are not directly rented. Instead, this is an offer by a DVC-Member to make a reservation for a non-member, using the number of points required by DVC for that particular reservation. Typically the DVC-Member makes the reservation in the name of the renter, and then 'rents' that reservation. Rental fees are generally charged on a per point basis for the actual number of points required to make the reservation.

When renting points, it is recommended that in the body of the post you include information such as how many points are available, the home resort and use year for those points, and any other special conditions when relevant.
For those wishing to rent a reservation who are not familiar with the DVC point system, home resort means someone can make a reservation at that particular resort up to 11 months in advance, and that they can make reservations at other resorts at up to 7 months in advance. Use Year, and more specific, Use Year Month, can be important to an owner renting points as they define deadlines for using or banking the points.


Points for Transfer: Posting of willingness to Transfer points directly to another DVC-Member.
A Point Transfer can only occur between two DVC-Members wherein points from one account are transferred directly into another's.
Once points are transferred, the new owner has total control over the use of those points.
NOTE: DVC rules prohibit the transfer of points in exchange for any type of compensation.


Reservation Wanted: Request by a non-Member for a DVC reservation. Usually the non-member has a specific date, specific resort, specific room type, etc. already defined and required, but this is not necessary. In some cases the non-Member may be flexible in their vacation requirements and list several dates, resorts, or room types that are acceptable. While the total cost of a reservation is generally determined on a per point basis, the non-Member is renting a reservation, and is not directly renting points.
Non members can get an idea of the number of points required for any specific reservation by checking the DVC point charts that show point requirements by resort, by Disney Season, and by day of week. If you desire to make a reservation more than 7-months in advance, you must contact a renter who has points available at the specific DVC resort you want. At 7-months or less, DVC members can use their points at any of the DVC resorts, so 'home resort' points are no longer a requirement. (DVC-point charts are available through a link at the top of the DVC-boards)


Point Transfer Wanted: The same as "Points for Transfer" above, except being initiated by the person wanting the points instead of offering the points.


Trade Offered: An offer to trade a non-DVC timeshare reservation for a DVC resort reservation.
NOTE: The non-DVC timeshare being offered for trade MUST be personally owned by the poster, and must be at their 'home' resort. Home resort is defined as the specific resort where they purchased.
Timeshare exchanges of any kind, or timeshare reservations at an owner's non-home resort, may not be offered using these boards.
No 'open-ended' non-DVC timeshare trades may be offered. There must be a confirmed reservation already made, and the following information must be included as part of the posting.
Resort Name and Location
Check-IN date for the reservation
Check-Out date for the reservation
The timeshare trade may not be posted unless the reservation Check-IN date is within 6-months of the current date. (6-month rule)
The trade may only be made for a DVC-Resort reservation. It may NOT be offered in exchange for a transfer of DVC Points. It is not necessary that the DVC-resort already be reserved. I.E. the DVC-resort reservation may be open-ended.


Trade Wanted: Similar to Trade Offered except the request is by a DVC owner wishing to trade for a non-DVC resort. Since the purpose of this site is a service directed to DVC owners, and not to non-DVC owners, in regards to timeshares, rules for the Trade Wanted category are slightly different.
Trade Wanted is a request by a DVC-Owner to trade a DVC-Reservation for a non-DVC timeshare somewhere else.
Open-ended trades are allowed. The DVC-owner does not already have to have a DVC-Reservation already made, and the requested non-DVC resort does not already have to have a reservation made.
In the event the DVC-Owner already has a confirmed DVC-Reservation being offered for trade, the Trade Wanted posting may not be made more than 6-months prior to the DVC reservation's check-in date (6-month rule)
The DVC owner may NOT offer a trade for points. It MUST be for a DVC reservation, either already made (per the 6-month posting restriction above), or a willingness to make a reservation.
The trade may only be for a non-DVC resort personally owned by the other party. It may not be for any type of exchange such as an II exchange, or a reservation at a non-DVC owner's non-home resort timeshare.



Other Board Rules

This is NOT a Discussion Board!
Questions or discussions about room rates, point values, room locations, rental rates, etc. are not appropriate for this board, and will be removed. Posts of this nature must be made on one of the other three DVC-Board forums, as appropriate.

Discussion about named individuals offering/inquiring about rentals is also not allowed and will be removed since we have no means to verify information from any participants in these transactions. We do not allow personal accusations of any type, and will consider them as personal attacks in violation of our site guidelines.

Any comments or follow-up posts that suggest that nothing is available or may be hard to get, etc.,are not allowed. This is because someone else may have an existing reservation to offer. These types of inappropriate posts will be removed.

Only ONE Username may be used to make posts on this board
Family Members: All posts are considered to be from individual families and not individual posters. If two or more members of a family each have DISboards Usernames, they may NOT be combined to increase the limits imposed by the rules above. Example: If a husband/wife each have usernames, they may only use one for posting to the R/T board. An attempt to bypass posting limits (EG husband posts 2 existing reservation and wife posts 2 more existing reservations) will result in loss of posting privileges for both usernames.
Alias Usernames:Any poster who creates new, or multiple, Usernames for the purpose of bypassing posting limits will have ALL such usernames banned from being able to use the DISboards.

The 6-month rule is in effect because DVC members are able to regain full use of their points when a reservation is cancelled well ahead of time. Thus we only allow existing reservations to be offered for rent at 6 months or less prior to arrival. Please consider cancelling and returning the reservation to DVC inventory as an option before offering it for rent on our site.

"A Word to the Wise"

While the DIS is very proud to share that we have a great record regarding any reported problems with Rent/Trade transactions accomplished as a result of this site, there are some precautions which we feel renters and members alike should consider before entering into any financial agreement.

Renters should ask for and receive a printed confirmation from the member. The confirmation is always sent to the member, but it should be made in the renter's name and forwarded to the renter. It will contain the confirmation number for the reservation and will allow the renter to call the resort directly to verify their reservation. The member will always retain control over the reservation. DVC has indicated in the contract documents that a rental agreement must be provided to the renter, identifying that the terms of rental will follow the terms the member has agreed to for DVC membership.

Members should be aware that they are subject to all reservation policies of DVC whenever they make a reservation- whether it's for themselves, a guest or a renter. If they make a reservation within 30 days of travel, they are automatically subject to holding account rules should they need to cancel the reservation. Members may want to insist on full payment from a renter before making a reservation within 30 days of arrival, as they will at least lose some value for those points should payment not be received.

Both parties should be aware that there is an element of trust required for these transactions. Both sides should be comfortable with the details of the transaction before agreeing to do business. Either party could have some costly disappointment if they do not prepare for these possibilities in advance.

Renters should fully understand all DVC resort ammenities, services to be rendered, and room occupancy requirements. DVC is a timeshare and not a hotel. As a result certain 'hotel' type services are not provided, such as daily housekeeping. Also keep in mind that specific "Member Perks" which include discounts and other benefits, are not transferable to renters. Renters however will receive all WDW resort guests' perks, such as free parking at the WDW theme parks.

The DVC Rent/Trade Board

All transactions are between private individuals as negotiated between themselves. The DISboards have no interests in any transactions, and will not get involved in any transaction problems or disputes.

If you don't have time to read the rules, you probably should not get involved in renting a DVC member's reservation. There are risks involved.
