We made and offer on a 175 pt. BW contract. It had half of the '10 points all 11 points.

We offered 52 a pt with seller pay closing, buyer pays '11 MF's.
They countered 54 pt- Buyer pays MF's and Closing costs.

I keep hearing; decide what you will pay and the right contract will come along.

Is there anything I am missing? Any more questions I should be asking?

Is the use year good for you? If it is then you might try one more counter offer but I think you have a great deal as is. The amount of money in dispute is infinitesimal when the overall costs of buy in plus dues for the next 31 years are considered. If we were buying more BWV points I would be thrilled with this deal. Personally, I'd proably go back with the counter offer of:
$53 buyer pays '11 MF's (assuming you can at least bank them) and suggest to split the closing costs.

Totally agree, Ive been looking to add on at BWV and would be happy paying $53 per point.
 

I think you have two things going for you -- although maybe not on this particular contract.

First of all, DVC resales have definitely swung back to being a buyer's market after that momentary diversion to a seller's market during the 3/20 runup.

Secondly, I don't think your offer is especially low. I see BWV clearing ROFR at $46 and $48 recently, and clearing in the very low $50's prior to the 3/20 resale restrictions.

I wouldn't lose a contract I really wanted for $200, but this may just be a contract that you and the seller just can't come together on. Buyers have their price, but so do sellers and this just may not be a good match.

I just checked out the ROFR thread. It does seem like a minimal amount to go back and forth over. We are definitely on the low end of those which went through.
I am just getting cold feet and i can't understand why. We have been waiting for the right contract for a while now.
It it becoming similar to deciding when to buy or sell stocks....

It is still a big purchase so it is not surprising that you are nervous. We felt a little like that on every one of our resales but have never regretted a single dollar we spent--and it prices were a lot higher then!
 
Personally I'd stand my ground for the $700 difference between the 2 offers but in part it depends on your plans. If you have a reservation in mind you need to move on, it might not be worth it to you to play hardball. I think if you put it off for a few months, you can get in at or under $50 a point splitting closing and fees.
