I am clueless when it comes to how much something would cost. What would be a ball park figure of putting in a 1/2 bath w/ a shower if there is the plumbing is easily assessible? I wouldn't know if it would cost $1000 or $10,000!
We are having a 6' x 12' full bath gutted and remodelled for $12,000. We originally estimated that it would cost $6,000. Doing a new bathroom, I would think, would get quite steep.
Well, we're in the process and depending on where you live, especially if you hire out the work it can be expensive.
We have to move the bath plumbing to install a shower because the tub (no previous shower) was under an eave. One bid we had for that a new flange for the toilet and to install a double sink connection was over $2,000. That's not including fixtures!!! That's just labor and materials (pipes basically). We've got another guy that s going to do it hourly and charge us a lower hourly rate than the other guy.
I'm planning on spending at least $10,000 for the whole thing and we already did all the demo ourselves.
OT question. Would a double vanity be more of a selling point to you if you were looking at buying a house? I tend to think so. Just thought I'd ask.
We are knocking out a wall, replacing tile, adding drywall, installing an exhaust vent, and putting in a new tub/toliet/sink. We're doing the work ourselves, and we were told it would cost about $4000 depending on what we put in there.
There are some online project estimators that you can plug in some dimensions, etc and get an approximation. What you are doing is a 3/4 bath if you are having a toilet, sink and shower. A 1/2 bath would be just a toilet and a sink. A full bath has everything.
If you did all the work yourself, you could probably do it as cheaply as $2000 but that would be using very basic materials, a small vanity, no frills faucets, etc. Your costs would go up from there.
We are in the process of re-doing the boys bathroom. We replaced the toilet, counter top, sink, faucet and towel bars. With new paint, shower curtain, etc. it is going to run about $700-it would have been less if we didn't have to buy a 2nd new toilet after DH cracked the bowl of the first .
I think it depends on what you do and the family of the buyer. We are replacing a double with a new single (with a vessel sink etc.). It will open up a small room to have a smaller vanity. But, we don't have daughters (so extra counter space on the vanity isn't important) and we plan on retiring in this house so turning around a profit isn't high on our list of priorities.
Thanks. We have redone a bathroom before and we weren't planning on selling that house either. We did the pedestal sink for that, but I think otehrs would prefer the space in the double sink/vanity.
