Contracts drying up??

You all have peer pressured me into checking out DVC resale aggregators for the first time in months. Luckily not my UYs at places I’d be tempted to buy.

There are a lot of bigger VGC contracts sitting around though. If I thought my marriage would survive it, I’d be trying to pick up a 200 point contract around $200/pt.
 

I would still be tempted, extra 2 months at most and if it’s taken ages for it to appear then it’s worth considering
Delayed closing does put some off but that can mean you can be quite aggressive with your first offer

Ideally id need the points for Mid Jan. So starting to cut it fine in general.

Otherwise would need to be amazing deal to make we want to risk availability

Just buy the contract in your name only, so if the marriage doesn’t survive, you still have access to the points!😂
 
I’m pretty happy with my VGC 125 pointer with full points for $230 that is going through ROFR right now.

Between that and two AUL-S with banked points at $120ish earlier this year….my bar for “shockingly attractive” is pretty high.

That one BCV for $100pp in the ROFR thread …. that would qualify!
Nice! It's good to see a few VGC contracts at decent prices lately. I've seen a few in the last few months at 225 to 235 for full point contracts. That's how I got mine at 225, and I may want to add just a few more eventually! I may want some Aul-S eventually too, but I keep telling myself I should stay there at least once before buying points at a resort so far away. Unless I just want them for SAP with low dues

In my mind a VGC contract, an AUL-S contract, and a small BWV/BC contract are the ones I would never have any liquidity concerns about (whether to sell or rent).
 
a 25 pt Poly resale contract is priced mere dollars below what one would pay buying Poly direct ...and it's stripped. Surely Poly resale has got to drop. To echo AstroBlasters, something's gotta give!
That's likely to go to someone who is new and cannot add on Direct. A first timer dipping a toe in the water thinking for just a few bucks they can be DVC owners, but they'll be here adding on more in a couple of months when they figure out how nice it is lol.
 
It’s taking 30 days to ROFR. So it’s really not that long of a delayed close as long as all of the paperwork is in from both parties by the closing date.
They will put it through ROFR before the reservation? (assuming a reservation is the reasoning behind delayed closing)
 
My contract that passed ROFR today has a delayed closing of late November. I can’t think of any reason that would be except a reservation on file.
I have a contract in ROFR (I am the seller) - we have a delayed closing in January due to a December reservation and it was confirmed the reservation has no impact on ROFR/timing - process would proceed as usual.

This is good to know. Makes *some* delayed closing contracts more desirable.
 
It was listed at $235.

With additional news…. I have another accepted VGC offer…. details to follow in ROFR in a couple of days if everything goes as expected. Not an “incredible deal”… but a very fair deal.
It was initially listed with no points for 2024 with a Dec UY. If it had been listed with the correct full 2024 points you would probably have had more than just me competing with you.

You are correct about it being mislabeled.

Was it you I was competing against?

I got lucky that I had a chance to talk to the agent before you responded to the sellers counter offer.

I am out of the buying market now, so that will be one less person hunting for a DEC VGC for you to be competing against.
 
My wife actually told me she wishes everything was just in my name.

She HATES having to get things notarized.

I didn’t want her to have any issues if something were to happen to me.

Not sure what state you are in--but if you're in a community property state, if something happened to you, all of the contracts (for better or worse) would go to her.

At my house, I'm not worried about where the contracts would go, in terms of ownership, rather how they'd be managed. I've been thinking about typing up a list of directions of what needs to happen with the DVC contracts (there's seven of them now) if something were to happen to me. (1) when dues need to be paid, (2) how to rent points, (3) basic banking and borrowing, and (4) the name of two decent brokers if they need to be resold. I handle all the DVC stuff (and a lot of other things), and I don't think anyone else at the house really understands how it works (except we go on vacation), which is fine, unless something happens to me.

But if you're in a community property state, all your contracts, if they are in your name, would simply become hers. Managing them might be more of an issue.
