Contracts drying up??

I sent them a chat message about a specific contract. They called me. Calling me has ZERO chance of getting me to buy ANYTHING. Talk to a live person? Eww:(
I WISH I could get my current broker to call me. Nope they refuse. Typically Im a no phone call person but when buying resale DVC it can cut out so much time to have a phone conversation rather than wait for email responses.

Oh, absolutely. That has to happen in the morning for me...with coffee. Afternoons, not so much. Extrovert for about 2 hours in the morning...that's about my tolerance 8-)
 
What I've noticed with Fidelity recently is that their most recent listings will show a blank page. Then a while later or the next day the page is up and running.
That's been going on for a couple of weeks. I'd actually say that is a Plus--in that it gives everyone here a little time to contact the broker by email/phone directly before their offer form is available for the listing.

Which I've done each time lol but I still get no response until the next day when I formally put in my offer through the website form.
 
Has a broker removed themself from DVC for less dropped 400-500 contracts
I don't think they removed their listings, i think its just an algorithm or other techie issue that needs an update.

Ha, the world we live in now.
 
The service fee negotiations, and telling me I needed to use their preferred escrow both pushed the deal to don't-care-if-I-get-it slot last time, that, along with their weird cancellation policies, makes them my last shopping stop. It is one of the few I absolutely shop the full 10 day cancellation period in hopes I can find something 10 cents cheaper - which is not my normal mindset.
I never even got that far with Fidelity back when I was looking for resale contracts. I just found it hard(ish) to deal with them - the online form didn't always work, emails weren't really responded to, etc. There has also been a lot more consolidation.

Back when I was first buying in (2017?) the trick with Fidelity was to call as soon as their office opened and speak to a live person! If you submitted an offer electronically before then, it might not be looked at until after the AM rush of calls!

I’ll keep that in mind. May still be the case.

Interesting seeing pricing so close together between SSR ($8 MF, 2054), AKV ($9 MF, 2057), OKW ($9 MF, 2057), and AUL ($10 MF, 2062). There’s a hypothetical question boiling in my head of what would I pick between them for the same price, assuming SAP? AUL for more longevity? SSR for best dues? AKV for best balance?

All I know is it’s bound to happen sometime between “2025 dues released!” and Jan 15th 😅
This is only my second winter lurking the resale market and frankly, by the end of last year I was sure I had more DVC points than I needed and wasn't looking (I only bought 125 points this year, so my addonitis is basically in remission)-- but I am curious to see if there are great deals to be had over the next 3 months...

Yep, it’s an addiction. lol

If I buy more I have to either convince more people to come with me or I have to add a second trip, but of course I stalk the listings multiple times a day.

The only addition I'd make for your comment on AKV is true for Most of the Resorts -- if you are serious about specific locations for holiday weeks, you may need the 11 month advantage.
