continuing costs at dvc?

Dues per point for '07:

Saratoga Springs $4.12
Old Key West $4.39
Hilton Head Island $4.98
Beach Club Villas $4.63
Wilderness Lodge $4.72
Boardwalk Villas $4.85
Vero Beach $5.62

I think the AKV is in the $4.6_? range.

We have always wanted to go to WDW more often, and since we bought into DVC we DO go more often, that's a cost that I don't know.

Is the above list published somewhere? Also, is there a list of how many points are needed for different stays? Additionally, is there a minimum number of points per year you have to purchase?

Sorry for the numerous questions...just trying to find out how much of a value DVC is.

Here is a reference of value.....A two bedroom at BWV in the month of July is 306 points. resale is about $84 pp = $25,704 with yearly MF of $1,841. If you book that room on the disney site that week rents for $7,914.

In a 10 year cycle your DVC cost would be $44,114 (purchase + 10 yrs of MF's). The cost of the two bedroom rental would be $79,140, a difference of $35,026. Now these numbers do not take into account inflation of room rates or increase of maintenance fees, but it would probably cancel each other out.

What is the difference between the $84 per point you are quoting above and the $4.XX in the chart someone else posted?

The $84 is the possible purchase price per point (resale). The $4.xx is the annual dues price, per point owned.

$84 per point is resale cost. $4.85 per point is the maintenance fee. My numbers are based on 306 points, that is the number of points required for a two bedrrom for one week at BWV in July.

So the initial cost is the $84 (or thereabouts depending on resort) X the points I would want for my initial stay. After that, it is the $4.XX X the points for each stay, right?

Is there a list that shows the resale value cost for each resort? Also, why wouldn't someone just stay at a resort for 2 nights at the $84 (or thereabouts) cost the firstt year and then go back the following years for $4.XX per point? I am sure I am interpreting something wrong, since that seems like a big loophole.

Thanks for your patience and the great info you are providing me!

It's $4.xx X the number of points owned, per year, not per stay.

For example: 100 points owned X $4.xx = $4xx. owed per year.

The $84 per point is the initial but in cost, its a one time fee.

The 4.xx per point cost is a yearly fee to be paid for the number of points you own.

You are confusing initial buy in with annual trips. When you buy DVC, you buy an annual allotment of points. That one time purchase price gets you that same number of points renewed each year on your "use year" (which is kind of like an anniversary date). You "use" those points to pay for your stays however many nights and whatever size unit you want for whatever time period. The maintenance fees or "dues" are paid per point to keep your points active. It's like paying taxes and insurance and maintenance on your residence. Well, actually, that's exactly what it is!

Think of it this way:

You buy a car for, say, $15,000. You only buy it once. You pay your money and you own the car -- that's similar to the $84 or so to buy into the Disney Vacation Club. Once you make your initial purchase you're an owner.

But, you have to insure the car, pay for registration, etc. -- you do that on an ongoing basis. You pay the insurance and registration every year, along with buying gas, new tires when needed, etc, etc. That's like the yearly dues for DVC. You pay those every year. And, like insurance and maintenance on a car, which change from year to year, so do the dues. Because, in fact, the dues are paying for ongoing operation and maintenance of the resorts, just like with a car.

I hope this helps!

So the amount of points I purchase with my initial buy is how many I will get each successive year? And I have to buy a minimum of 160 with that initial purchase? Then, each year after that I will be charged the maintenance fee on those points?

The initial number of points is if you are buying AKV or SSR direct from Disney. You can buy resale for any of the resorts, with no minimum number of points required.

To add to what tomandrobin said, you can purchase any DVC resort directly from Disney: BWV, BCV, OKW, etc. The minimum purchase of 160 points applies regardless of the resort you purchase.

Resale tends to be cheaper than purchasing directly from Disney. For example, the going rate for BWV is around $84/point resale and $98/point directly from Disney. But you have to compare the deals carefully: some resale contracts are stripped of points and closing costs are higher than from Disney. The process tends to take longer as well but if you're not in a hurry and can afford to wait for the right contract to come along, you can save a lot of money. The only resort that is not readily available on the resale market is AKV because it is so new.

I didn't want to confuse her more, so I left that part out about buying the "sold-out" resorts direct from disney. Resale is usually cheaper for those resorts.

I debated about that as well. Do you let the information flow out a few drops at a time or do you open up the taps just a little bit more and hope that it doesn't feel like you just turned on a firehose?!?! :firefight
