DH and I were pondering the resale-sales for DVC, and we are thinking Disney won't make the Contemporary DVC official until they sell out of SSR and AKV. Does anyone else think the Cont. could be built and ready to go, and it might still be a "secret"? It seems like BLT, if that is what they are calling it, could be like the elephant in the room no one wants to talk about.

Anyone else wonder why there are about 80 resales for SSR at the Timeshare Store? Seems like there are a whole lot of resales available that Disney will have to consider for ROFR.

Too much time until our Nov. vacation, I guess.

I think when you consider how many SSR owners there are, the number of resales is not disproportionate to other resorts. Especially since many of the SSR owners are also new DVC owners, and are just now discovering they really cannot afford it as they thought they could.

I think that they would like to sell out SSR. I also think that we will get a announcement this month or next and the latest.
 
BLT - isn't anything like SSR or AKV.
so that isn't what stopping Disney. Just think they want everything in a row this time.

if you like DTD more than the MK - you would still want SSR. and yes there are people out there who do.

AKV also appeals to different people than BLT would.

remember AKV - it was selling several months before the point costs were release - the layout - heck you couldn't even see the models.

they don't want this to happen with BLT. They know it will attract more upscale customers and want to everything to be ready for this one.

evidently they aren't going to make the annoucement until sales are ready - like AKV.

liked it better the old way - the annoucement - then sales began about 6 months later - you could save that way.

now you better have the money in hand.

really think with BLT they are going after the hard core WDW guest who goes every year to WDW and haven't brought DVC - because it is not on the monrail.

these people have money and if they like what they see will buy then in cash.

more cash means DVD can expand even more.

really want one at the Polyn - but can't see that happening not for 10 years probably 15 years (if then). but GF especially with a 5 star hotel on Bay Lake - that might happen. will have to see what type of hotel 4 seasons does and if it gets the 5 star rating for Orlando. the Ritz-Carlton did not.

SSR? Yes. AKV? No. Disney can't afford to have a buidling sitting there built and empty. AKV has years to go before selling out. SSR has weeks.

As the other poster said, you have to compare the 80 contracts up for resale with the tens of thousands that aren't up for sale (to be fair - there's probably a few hundreds up for sale in various places, but it's stil a small percent of the total.)

SSR is by far the largest DVC resort to-date, and probably for some time even with the upcoming BLT. Resales should reflect this too, having more listings for SSR than for other resorts (particularly since most of SSR is now sold).

According to DVC cast sources, SSR sales will close first . . . then BLT will go for sale July/August 2008. BLT has an opening date of Fall 2009. They must start sales in advance, and the usual trend is for sales to go about a year in advance of opening.

No, not that far in advance.

SSR started selling in September '03 with the resort opening in May '04. Even that was fairly unprecedented at the time. It was due to poor planning--DVC didn't have anything else to sell!

AKV began selling in February '07 and opened the following July.

That's not to say that they wouldn't start selling the Contemporary a year ahead of time--if they can get people to plunk-down money for something that they won't own for another year, more power to 'em.
 
well that is the problem.

AKV - the Kidani doesn't have an opening date until 2009.

so yea Disney can get people to part with their money.

pretty sure that 70% of the outside building has to be finished before sales are started.

that to me is done.

they have 2 resorts for sale that aren't quite ready.

(for SSR they applied the entire resort not just one building).

for akv (I think they can say AKL).

don't tell me that Disney can't let a resort just sit - look at Pop....how many years has many of us being waiting for it to be finished...
 
The lead times for hotel conversion and separate unit properties like SSR and OKW are going to be different from the “hotel” style properties because of the short time from 1st unit finished to all units finished for the hotel style. The lead-time on the new AKV section should be a good indicator, although it is a little more “spread out” than BLT so it might be a little slower finish out, comparatively.

It could be difficult to use Kidani as any sort of guide.

The resort was specifically designed to open in segments. If you look at the overhead view, the resort is comprised of 16-18 distinct buildings which are connected by walkways. The design was intentional as it will allow DVC to bring buildings on-line as they are needed.

Expect that DVD will adjust construction schedules for certain sections to coincide with sales needs. If they needed to, Disney could certainly have the entire building open before the end of 2009. But since sales will likely extend a year or two beyond that, I wouldn't necessarily expect the entire building to be completed that fast.

Opening rooms before they are sold just leaves DVD on the hook for the operating costs. And since Disney was willing to sacrifice 300+ Jambo House rooms to DVC, I doubt there is a ready audience willing to pay rack rates for unsold One and Two Bedroom villas. Disney completed work on Saratoga Springs about 10-11 months ago, and spent most of that time giving away the excess capacity in the form of sales incentives and free upgrades for cash guests.
 
I agree Kidani is not a perfect comparison (sort of a hybrid). I am reasonably sure that they will finish out without delay (except for maybe furniture) because working in an occupied building is much more expensive (dust, noise and access control). My experience is it adds at least 20% to the cost. Even a floor-by-floor break out has major sound issues and some access and staging issues along with fire suppression and life safety issues.

I also agree they might not be able to CRO all the villas without discounting significantly but as a monorail resort they would certainly move much better than SSR or even AKV. Who knows they might even be planning to hold some in inventory for the medium term for this
