Hi again!!:goodvibes

I am now looking at possibly buying a resale at BCV, as this is primarily where I want to stay. But just wanted to ask a couple of questions if that is ok!!:thumbsup2

I have received an email introduction from the Timeshare store regarding a particular BCV sale, and underneath the price quoted it says, that if we want to make the seller an offer they will put it to them. Have any of you ever, put in lower offer, and if so, how much lower and was it accepted?? (Is this the norm or do people normally just pay the asking price??:confused3)

Secondly, I would like to buy 50 points at BLT as an add on. Can I do that directly through Disney, or are there complications if I make my orginal purchase through the timeshare store??

Finally - Is there anything else that I should be aware of, that I should consider before going ahead with a non-disney DVC purchase??

Yes to both of your questions. You can ask them to make a lower offer, and they will. We went back and forth with the seller and had an agreement within the hour. Just lucky the sellers were home then. Please look at the ROFR thread on this board to get a better idea of what has been passing and getting ROFR'd. The main difference with resale/direct is the amount of time it can take. When buying directly, as you can with the BLT add-on, the points will be in your account immediately. With a resale, it can take a couple of months since Disney has a 30 day period to decide on ROFR (although it seems like it is moving more quickly right now) and will then have to get the estoppel info to the title company. The timeshare store uses Magic Vacation Title; their rep, Nancy, is awesome.

What a very exciting time for you!! First of all, you can (and should) absolutely negotiate with the seller. If the seller won't budget on price point, try to negotiate closing costs, etc. Keep in mind, however, that Disney has a "right of first refusal" provision in its contracts which means that Disney has the right to buy back (directly from the seller) the contract if Disney feels like an offer is too low. There is a "ROFR" thread in the DVC Ops board which should give you an idea of what similar contracts are selling for, and you can base your offer on those figures. If Disney decides to exercise its ROFR, you are out of luck on that contract and will have to find another.

Second, once you are a DVC member, you can absolutely add on BLT points. You can actually add on a minimum of 25 points if you are paying cash, but have to add on a minimum of 50 points if you are financing the cost through Disney. The process is painless and you will have your points within a matter of days. Once you purchase DVC either direct through Disney or by resale, you are a DVC member and should experience no issues or complications. However, do keep in mind that it is going to take approximately 6-8 weeks for your resale to close.

As to any other issues that you should consider, make to sure ask yourself if DVC is the best fit for you. Do you want to take the majority of your vacations at Disney for the next 35+ years? Are you willing to pay the maintenance fees every year *in addition* to park passes, souveniers, dining, and everything else that comes with a Disney trip? Are you willing to plan your trips 7-11+ months in advance? Are you buying enough points so that you can stay where you want to stay during the times that you typically stay? Is Use Year important to you? Those are just some of the questions that may be pertinent to you as you consider your purchase.

I have also emailled Disney directly this afternoon, as I am wondering whether they have any BCV resales for purchase.

Disney does have some BCV available but they are offering them at around $106 I believe.

If Disney does have BCV points for purchase they will be $106/pt. The last I heard though they do not charge any closing costs when your initial purchase is at a "sold out" resort. But you would still have to buy 160 pts so resale may still be the better optionm price wise.

There are a few reputable resellers that you can check with if you haven't found your perfect contract yet from TSS.

(Just wondered whether that could be a great/cheaper way for me to guarantee I can get BLT as well as BCV - or if I can only book 25 points worth of days at BLT at 11 mths, if that is all I own??:confused3 - does that question even make any sense!!:lmao:)

Sorry, Hon, unfortunately DVC doesn't let you roll that way. :rolleyes: If you want to book BLT at 11 months, you can only use those points that you have available at BLT for the 11 month window. Once you reach 7 months, however, you can of course use your BCV points to book at BLT. Still, what some members do is bank/borrow their secondary resort (the resort having the smaller number of points) in order to have enough points to stay there every other year without having to dip into their primary home resort points. Hope that helps!!
 
I have both bought and sold a contract through the TSS and both times, there were negotiations involved in determining the sale price.

They are great at helping you know what a fair offer would be, giving what is happening with ROFR.

I bought in through resale and then added on BLT points one week later. My DVC guide has been wonderful and there was no issue with the fact that I got into DVC this way.

Once you own points at both resorts, you can not combine them until the 7 month mark. Prior to that, they can only be used at their home resort.

If you find that you want more BCV points than BLT, you may be better off going resale first and then adding on at BLT. The only piece right now that you do need to consider (re: cost savings) is that it is rumored that BLT is going up to the full $112.00 after June 15th.

If you are only looking at 25 - 50 points then the price difference is less than $500.00 and might not make buying BCV through Disney as cost effective as buying resale. Of course, you would have points a lot quicker and depending on when you want to try to go, this could play a role.

I was going to ask about what the rumours were for BLT prices after June 15th, I will have another look at my finances then and see if it makes much difference, or whether I can afford to wait a little bit!! :thumbsup2:thumbsup2
 
We are currently waiting for our closing on a resale that we negotiated throught the Timeshare Store. We offered a couple dollars lower than the seller posted. They accepted our offer, Disney waived their ROFR, we sent all our closing documents along with all the funds. That was May 8. I am a bit upset because come to find out the sellers accepted our price, all the papers are done but it is not enough to pay THEIR MORTGAGE. Now, here we sit waiting for them to come up with the money difference to pay their debt. I am not sure that our interests are being served by this company, nor am I ok with my thousands of dollars sitting in limbo somewhere. They originally told us that we could close May 25th, then changed it to June 2. I am frustrated to say the least.:mad:

OMG!!! What?!?!? That's just unbelievable (although I have to believe that the seller must have been desperate to accept something that was less than their payoff). Still, how long are you supposed to wait? Here's sending some :grouphug: and pixiedust:. Hopefully, it works out for you soon so we can officially welcome you home!

It is a divorce..he has his paperwork in, she does not. She says that she will have the money next week. I was told today that there is no reason that it should not close next week. I was also told that our money is in safe place in an escrow account (like that made me feel any better). Alot of my frustration is that I had to borrow points from 2011 (current contract) to book a family trip at THV April 2010, when I wouldn't have had to borrow if this closed on time. I'm sure it will all work out, just not in the timely manner it should have. They said this almost never happens. Thanks for the pixiedust...I feel better:):):)
