My wife and I are considering a resale purchase. My questions is regarding use year and booking at our home resort.

Does the purchase "grantee" that I can book the room of my choice at the 11 month window?
 
not exactly - and that's true whether you buy direct or resale.

"use year" tells you 1) when your pts are valid for a stay and 2) when your banking window closes (currently 8 months after your use year begins.)

home resort currently means you have booking access at 11 months out. (it also determines your annual dues rate and tells you when your contract expires.)

but if you own at AKV (for example) and other AKV owners book all of the concierge villas before you call at 11 am on the morning your 11 month window opens...you would be out of luck.

owning at a home resort does not guarantee you a room...it just means you have access before non-home resort owners. (which will remain at least 1 month ahead by contract...currently, it is 4 months ahead.)

edited to add: it usually works out that you can book what you want if you call at 11 months out...but just clarifying that it is not a "lock."
 
Your contract gives you the right to book at your home resort at the 11 month window, subject to availability. It does not guarantee that you will get a particular room type at your home resort, or any room at all.

The good news is, that with very few exceptions, most owners get the room type of their choice at 11 months.

There's more of a risk if you're trying to get:


  • A club level villa at AKV-Jambo
  • A standard view villa at BWV
  • A grand villa at BWV
Because there are very few of each of those.


One other possibly tough time is the first couple weeks of December. That's the favorite week of a lot of DVC owners, and many people are waiting on the lines the minute MS opens for their 11 month window.
 
Thanks for clearing that up. We were looking at BWV, We will be going usually around the end of Sep first of Oct. Would BCV be better? we want to be within walking distance of EPCOT

given that that period is during epcot's food and wine festival, lots of people do...:)

it's best to own at BWV or BCV if you want to stay at one of those resorts during food and wine. and definitely book as early as possible.

(BCV is the smaller resort, so if you want to stay at BCV, owning BCV can be important.)

That is true, but that may also mean than BCV have a higher chance of having no availability. And you will most likely pay more pre point resale for BCV than BWV. If BCV is a must have, then certainly buy there.

I love both of these resorts and the boardwalk area and I do not think you could go wrong with either one. I would suggest looking carefully into each resort at http://dvcnews.com/index.php/resorts

I would go with BWV-its a bigger resort. There are three booking categories at BWV--SV rooms, BW view rooms and pool/garden view rooms. If you own there, you should have no problem getting a room at your 11 month mark. And, if you call or book online exactly at the 11 month mark, you should have a very good chance of getting the view you want as well.

Now, if you wait, then you may still get the room but not necessarily the view. I booked 2 nights at BWV, SV studio, for Dec 1st to 5th right at the 11 month mark. I called back 5 days later to cancel two of those nights and re-book them at BLT with my BLT contract and was told that the SV studios were already gone.
