Confused...need help!

OK my DH and I are in the very early process of looking into DVC. We are going to be there for a visit and a cruise this June. I have been reading a lot of info on these boards and am a little confused about what resorts are currently available if you want to buy through Disney. Of course I would get confused on a Sunday so I am turning to the experts. Is all of OKW and BW closed out or is it only if you want a villa at these resorts?? We were thinking about looking into a two bedroom since we only have one child but didn't know if these were still available or not. If we can't buy a 2 bedroom at one of these two resorts do you know where we can?? I hope that I have made sense and asked my question correctly. I am a little overwhelmed and trying to learn the proper lingo that DVC uses. Thanks in advance to anyone who can help us clear this up!!

BW and OKW are sold out from Disney. To get these, you will have to get a resale.

And you don't buy a certain size unit. You buy annual points and reserve based upon the points per size unit per time of year. They will explain it well while you are there.

now let me see if I get this right...so you buy a certain number of points for each use year period and then try to book the resort you want but you have to name a home resort...correct?? If that is true do you know what home resorts I am able to pick from through Disney right now?? Thanks again:)
 
The only resorts available through Disney right now are VB, HH and VWL. If you want OKW or BWV you will have to buy a resale. As you will see on these boards on many threads, buy where you plan to stay most often.

To give you some basics. What you are buying is actually a real estate interest in one of the DVC resorts. Ownership then entitles you to make reservations using points. The number of points you get each year corresponds with the size of the real estate you purchased. An interest represented by 150 points is the current minimum. The points are used to "pay" for reservations. You can book different sizes (studio, one-bedroom, two-bedroom and Grand Villas) each visit. The amount of points needed are different for each resort and for different times of the year.


Disney has sold-out OKW and BWV. They are currently selling VWL, HHI and Vero. Where you purchase is known as your Home Resort. As it stands now, you may make reservations 11 months in advance at your Home Resort. You may make reservations at all DVC resorts beginning 7 months in advance. You also pay yearly dues that are based on the number of points. Each home resort has a different cost but they run between $3-$4 per point.

You receive a Use Year when you purchase. This is the month when you will receive your annual allotment of points. There are certain rules about banking points as you approach the end of your year. The only time it may be important is if you know when you are most likely going to vacation every year. You would not want that vacation time to be past the banking deadline since if you have to cancel you would not be able to bank. Other than cancellations, Use Year is not that important and if you don't have a regular vacation time not important at all.

I have two questions (for now).

1. About how many points would it be to stay at a studio twice a year for 5 nights at Boardwalk?

2. Do the Resellers offer financing? and where do you find the Resellers?

Cindy, here is a link to a site that has point charts for all the Disney DVC resorts for 2001 and 2002. There are different seasons and different rooms at BWV so there isn't one answer to your question about how many points for two 5 day stays.

I just recently purchased through a reseller but I arranged my own financing. I'm not sure if any of the resellers have financing options.
 
indy mom and cindy: two reputable resellers are The Timeshare Store (listed above) and A Timehare Broker (Jaki Apetz 888-345-2622). You need to call and tell them what you are interested in and they will put you on their call list(NO pressure). Before you do that, read as much as you can on these boards about how DVC works and decide which property suits your needs. If it is a sold out property (OKW or BW), Then proceed with the phone call. (if you've done all your research you will have a good idea what the going prices are) Resalers do not provide financing and its a good idea to get that in place asap. Home equity or refinance loans are your best option.
Disney has attractive financing available and if they have the resort you want, may be the better option.Buy where you plan to stay the most as the 11 month reservation window can be a factor in your ability to make reservations at popular times.

I second kem330 on his statement that you should do your homework and know what the going rates are before you call the resellers. The first questions they will ask is the number of points for which you are looking and the resort at which you want to purchase.

I don't know if they are all this way but with my resale the broker is representing both the seller and the buyer. Because of that, they are very limited on what assistance they can provide on what to offer and what the buyer might be willing to pick up in the way of closing costs, etc.

You could call earlier to get your name on their lists if you know the number of points you will be wanting. If you do that just get prepared quickly to make an offer as there might be something in your range that comes available right away.

Bbrazeal is right (except i'm a she). Brokers won't necessarily give you much guidance about how to negotiate. Offer at least $2-4 less/point. Also you definitely pay less if there are no banked or leftover points from 2000 use year as with Disney which gives you prior years points.
Closings cost $400 or more and usually are paid by buyer, transfer fee of $75 paid by seller. Of course my resale was a few weeks ago- maybe you should start a thread about what resales are really selling for.

We purchased thru Disney and also financed thru them, very easy transaction, all done over the phone, we purchased 150 pts. (least amt) if we play our cards right, we can get 3 trips a year out of those points, it all depends on where you stay, what kind of accomadations you need etc. to how many points you use. Example: we are going 4-22 thru 4-27 and staying at Wilderness Lodge Villas and we are using 55pts. give or take 1 or 2 pts, for Christmas, 12-20thru12-27, Old Key West, I think was around 77 points. Good Luck, the best investment I ever made. :cool:
 
Sorry kem330. Always hard to know with these screen names. I think that when I don't know, I end up applying my own gender. I'll try not to be gender specific in the future. Hopefully over time I'll get to know everyone here a bit better.

indymom1 and cindy_k: Just for your information, I asked that the buyer come off the per point costs and that they pay closing costs.
 
I agree with pamOKW to really understand the point system, go to that site...we are buying thru reseller primarily to get OKW as our home resort..after closing costs and 2001 maintenance fees, I'm not sure I will save that mush over magical beginnings thru disney but I did want OKW. The point totals needed for a week's stay at OKW are significantly less than VWL. Although with "points" you can stay at any dvc resort, the 11 month window to reserve at your home resort may dictate which resort you need to stay in and for that reason, having my home resort require less points, was important to me...Good Luck!
 
With DVC, it is so flexible that you are not locked into a set week or size unit, so if you want a larger unit for one vacation, no problem or you can bank or borrow points to arrange different vacation choices, like us, we just banked our remaining 2000 points into our next use year, so next year we'll be now moving up into 2 bedroom accomodations for our family of four with our two teenagers, this way, they can each bring a friend if they want.a
 
I just wanted to thank everyone who took the time to give me a clearer picture of the DVC club. It seems like you all really like it quite a bit and the first call I am going to make tomorrow is to DVC to get the video and some information on paper so that we can start looking it over.
