Confused about THV

If all SSR owners will have 11mo access to reservations at THVs, why would anyone buy THVs at the DVC rate? Why wouldn't folks just buy cheap SSR resales? What am I missing re: THVs owners advantage?

This is JMHO and a guess....

--Why did anyone buy thru Disney when the Grandstand phase open instead of buying "cheap resales" ? THV is just a new phase, just like the Grandstand. People buy thru Disney for the incentives, the financing deals and the comfort of dealing directly.

--I would guess that "cheap resales" won't be as cheap now with the added interest/excitement of THV.
 
I have been equally confused! I wasn't sure if THV was its own DVC resort, or simply a new section to SSR.

Disney's press release stated that the Tree House Villas will be the newest phase at SSR and the newest booking category. Link

the Treehouse Villas at Disney's Saratoga Springs Resort & Spa, scheduled to open in summer 2009, will become the next room category offered at that resort.

We don't know what that DVC rate is yet but as noted many buy through Disney despite availability of resales. I also suspect that Disney believes THV will generate a lot of add-ons of members at SSR (and probably from other resorts) and most of those will buying a lower number of points than most resales.
 
I would say that just because the resales are lower does not mean DVC will not start excercising ROFR on those contracts. Someone posted on another board that their 300 point SSR resale was ROFR by Disney in the last week.

DVC can start buying those cheap points and reselling to new members and add-ons.

Also, timing can be an issue when buying resale. If you want to be ready to book a THV as soon as booking opens, you need to purchase thru Disney. Resale you may not close or be in the system to book by that day. Add in closing costs for resales and delayed closing/booking and there might not be that much of a savings.

DVC will start actively marketing SSR points, which means incentives. The reason the prices are lower is because of the active marketing incentives from DVC along with SSR having the most points in the system.

Each resale is different with different terms, points, etc. Purchasing thru DVC eliminates all the variables of resale.

DVC isn't going to sell THV-specific contracts. The THVs will be part of SSR. So your question becomes "Why would anybody buy SSR at DVC prices when there are so many resales available?". The answer to that is that it comes down to personal preference. Some people just prefer going directly through Disney.

You hit the nail on the head with your response.

People are thinking like they did about Kidani vs. Jambo contracts, that somehow they get specific booking priviledges for one of the two - but in reality they all have "AKV" points. The same will hold for THV/SSR.

I agree with that too. An SSR point is a point. That's how Disney will sell it. I dont think the opposite would sell very well if they could only stay at the THV all the time. Having all the options will be a great selling point.
 
My thoughts are that many DVC purchasers never even learn about resale and think that direct thru Disney is the only way. And the guides will be pointing out how cool it will be at the THV's and not have trouble selling.

For those that do know about resale - what a bonus!
 
For THV the points chart will make or break it. My guess is that the points will be about half way in between the GV and 2 BR at SSR and if that's the case, I doubt it'll be that difficult getting one at the 7 mo window most times of the year. People buy retail instead of resale for a number of reasons that include:
  • They don't know any different.
  • They need financing though this has changed somewhat the last few years with some financing options resale.
  • Comfort level.
  • The savings on smaller contracts is minimal.
 
If you buy THV through Disney, you will legally own a deed in a treehouse. All them SSR resales are "just" a fractional ownership of a Condo.

It might be worth all of $10 to be able to look up yourself on the Orange county website as a treehouse owner! :thumbsup2
