Confused about BWV having extra points to sell...

About a week ago I went and looked through the BWV models as we had just purchased through the mail. I was told the Saratoga models there would be open soon. This is confusing to me since DVC just started selling all those extra BWV points. I thought the sales office was moving to Saratoga Springs? How could they have all those extra points to now sell if they aren't moving thier office? I thought this was the reason they were now selling the extra points. And how could they get so many extra points out of just a few rooms?

To keep the price of your DVC purchase from falling too low, The DVD has been using their right of first refusal to purchase DVC resales. They are now selling those resales to DVC members before they offer them to the public.:smooth:

Doing a quick and dirty calculation of all the points for a 2 BR preferred view, you'd have a total of roughly 16,584. That is probably off by a few, but generally in the ballpark considering the # of points required for the various weeks in each season.

They had a 2 BR model set up, but also additional office space that could probably be turned into another one or two units? So they'd have a considerable number of points available, it would seem, at least 32,000 to 48,000, anyway.

Regarding your other questions, I'm a bit confused by the timing and location of the SSR model, too.
 
Where the DVC office is and what resorts they are selling are completely unrelated. The office on Boardwalk was there during the sales of VWL and BCV. Now it appears they are moving the office.

As mentioned, DVD has been buying a lot of BWV resales. I think they realize the ongoing demand for Boardwalk Villas, and know they can get the current high price per point, which makes it worthwhile. More than that, they probably anticipate some price resistance to an increase when they open SSR, and they're trying to maintain a higher price per point market to make SSR more attractive.
 

I was also told by my guide "off the record" they are trying to register another part of the BWV building in order to open up even more points since the current "new points" sold so quickly.

BTW, anyone looking for February UY, there are less than 3000 points left.
 
At the beginning of May, there were about 100,000 BWV points available. As of last week there were only 40,000 remianing.

The rooms made available for these extra points were from all of the existing models at BWV and the office space occupied by the DVC staff. Some of the points were certainly from ROFR, but most were simply from the rooms becoming available.
 
I think lenshanm's question is based on the fact that they are selling the 100,000 points today (many of which are already sold), but it seems that the sales office is still located at BWV (somebody can confirm or deny this based upon recent experience).

Accordingly, how can you sell points on space that is currently occupied by DVC offices??

Since the points are being sold with 2002 use year, they units the points correspond to are presumably available and in current use.

It seems, at least without more information about which units the points are corresponding too, that DVC is selling units that don't actually exist. As I can't imagine DVC doing something like that (unless it were legal), I am sure there is a better explanation..I, for one, do not have the faintest idea what that explanation is...and as I am one of the people doing the BWV happy add-on dance, I'm also not terrible concerned... :):bounce: :Pinkbounc :bounce: :Pinkbounc

We just added another 100 points at BWV (our home resort from our first contract) we were able to get the same use year ... both are October. :bounce: :bounce:

We got the email from member services and DH called right after they freed up the points. He was told there were plenty of point. Two weeks later when he called to buy the points he was told that the points were selling quicker than the DVC anticipated.
 
I think with many people doing MB, they don't actually need the rooms right now. Also, there is a percentage at all DVC resorts owned by the developer for rehab. They can use this "cushion" to book people in these rooms as needed. I also have a feeling with trades to cruises, etc. there is plenty of room space available.

It will be some time before the sales office is open and up and running at SS so they must have somewhere in the interim. Some simple remodeling will get them to where they can show previews of the SS rooms. This does suggest that the rooms will be nearly the same as the current set up. They can make up any deficit in points sold but units not available by the points DVD themselves owns, maint allowances, down weeks and the like.
 
Florida law does control the timeshare industry. Florida timeshare laws are tighter and protect the consumer better than most states in the U.S.
The developer is required to match the sales with the available units at the resort. Developers are allowed to sell units prior to completion with an availability date stated in the contract. (The start date must be stated in any timeshare contract). I do not know about the timeline between sell date and completion date.

i'm guessing that a lot of members adding on at BWV are opting for MB, which maybe gives DVC some time to get the sales office units ready to become DVC Vacation Homes by next year?
DVC has definitely already declared an amendment to their BWV Declaration of Condominium, which officially/legally declares the new units (48A - 48H).

in any case, selling an extra 100,000 points is really nothing compared to the over 4.6 million BWV points that existed already! 100,000 points is only adding 2% more points.

BWV has 383 Units (some of them are Lock-offs so there is actually a maximum of over 530 rooms if all Lockoffs were broken down to Studios and 1-bdrms).
2% of that is only 7 to 11 extra rooms, which seems about right.
how many sales model rooms are there?
 
I didn't read every word in this thread....so someone may have already mentioned this. But some of the extra space they are using came from closing the BW Kid's Club. Now the BCV Kid's Club is the place to go, which is not going to make some BWV/DVC parents happy. I think it's closing soon.
 
wait a minute.....

are you saying that the activities club for kids at BW is going to close? does this mean that kids, thoughnot staying at the beach club, are going to be able to go there to take advantage of it, or will they be left out?

Is this cool with the BWV members?!? Were you told of this? So to make more money they are taking away the Kid's Club which was a benefit of staying on this property. Was the Kid's Club mentioned in the paperwork?
I was under the impression that the Kid's Club was temporarily closed. Will they do this to the Kid's Club at BCV then, too? Guess not... It is near the BC resort part itself.

Anyway, I've always wondered about this... My youngest is still too young for the clubs, but we thought we'd try them out once she got old enough to maybe have a dinner out or something one night. But, I never seem to see any kids in there. When we were at AK I never saw a kid in there and I walked by there several times throughout our trip. I don't think my kids would enjoy it as much if they were alone. Does the staff play games with them or crafts or are they just left to sit alone?
Going on here, do they have dinner for them, too? (Just curious cause my oldest has severe food allergies...)
 
Sorry, I should have added more detail...but I couldn't remember where I had read this. Found this now in the DVC Member email I received on 5/12/03. This is an exact quote.

"Childcare at Disney's BoardWalk Resort -
The Harbor Club childcare center at Disney's BoardWalk Resort is closed until further notice. Childcare operations in this area have been consolidated with the Sandcastle Club at Disney's Yacht & Beach Club Resorts to provide the best experience for Guests 4-12. The Sandcastle Club is available daily from 4:30 pm to Midnight. Charges apply."

When the BW points became available 5/17 I just assumed this meant that they were reusing the Kid's Club space as well since it's adjacent I believe to the DVC office. I may be wrong.....

And I think this was the first I had heard about it. My guide didn't say a word when we were buying new points at BWV and BCV this month. I think a lot of BWV/DVC parents are NOT going to be happy. I don't think it will bother us too much because we have a 14 yr old now who can sit for us.

Maybe the Kids Club at BCV gets more use and they were able to justify it on that basis?
 
When my parents bought, I had a little bit of time to play around at the DVC sales office. At that time, April 2002, they had one 2 bedroom model that was set up like BWV still, they had one 2 bedroom model set up like VWL and they were in the process of decorating one 2 bedroom model like BCV accross the hall. Also, they had a 1 bedroom unit that they took my parents into 2 sign their paperwork, it was basically set up like BWV, but they had put the big round table right in the center of the room and moved out the coffee table, they also had a few bookshelves in there for paperwork. This room looked as if it were there just for signing paperwork. There is also the whole lobby of the DVC sales office that could be converted to a room, so I know there is plenty of rooms which is why there is so many points. I really don't understand why the points are available now though!

As far as the kids club at BC. I stopped in there with the kids on our last trip (they want to go to the club on our next trip). It does not seem like the CM's play with them, they just watch them. There is plenty for them to do there though. There is a house area, there is a computer area, there is video games and of course Disney Movies. They did say if they are there around 6:00 or so that they do eat dinner there. There were about 4 or 5 options to choose from and you had to select the meal when you register them.
 
My DVC rep just told me today (as I was buying some of the last 1000 August UY BVC points - she expected them to sell out today) that the 100,000 BWV points are about 75% gone. She said that the display units and the offices took up an entire section of rooms.

But she confirmed that they will be adding to the number of new points after they get approval (as someone else on this thread noted.), which she said is a certainty,

And just my thoughts on the Harbor Club being freed up for points - ee-eww- I would have a hard time seeing that as a place to have rooms - who would want to stay there, down at the bottom of the stairs. She didn't say that that was part of the offering and I kind of doubt it myself.

But, yay, 45 more BCV for me!
