Closing Costs

We are down to wanting to buy AKL from Disney or WLV or BCV via resale (hope acronyms are right). What are closing costs if you buy new from Disney? These costs seem to run ~$500 buying a resale.

The AKV info sheet I have from Disney says closing is about $235 for a cash contract and about $320 for a financed contract.

How many points is that for? Or is it a flat rate for closing costs on new contracts?

The sheet that I have lists points from 160 to 2,000. It is a sheet that lists financing options with the developer points option on one side and the dollars off per point on the other side. In the fine print at the bottom of both sides, it reads "Prices indicated do not include one-time closing costs of approximately $235.00 for a cash contract and approximately $320.00 for a financed contract." I take that to mean that closing costs are the same no matter the number of points purchased; however, I am sure that someone who has actually purchased recently could tell you better. Hope the info is helpful.

The page I have came in a packet of info from DVC (guide's name is Brad Smith, very helpful). Since the current offers and promotions listed on my page expire tomorrow, I think the easiest thing to do is call and request the info from DVC. They send you the current offers as well as the Dream Book, a coffee table book about DVC. Very cool.

The page was simply an amoritization table used for financing. They listed point values, purchase price per point, loans of 1 year, 5 years, or 10 years, with %down required, and finance rates.

I would just e-mail you a copy, but I don't have a way to scan it.

If you decide to go resale, don't forget: the purchaser gets to choose the closing company. Shop around, there are plenty of reliable places that can handle your closing for less (sometimes a lot less) than $500.


PS. You can also buy BCV or WVL direct from Disney, although you won't get the extra incentives being offered for AKL.
