I recently got put on a waiting list for a BWV resale. The agent informed me that the closing costs (somewhere between $300 - $500 for 150 to 300 points) would be my responsibility.

Is this customary for buyers to pay for closing costs on DVC resales?

Buyer usually pays closing costs unless you negotiate otherwise.

To make up for the closing costs, you could offer a couple dollars less/point.

Don't be afraid to offer what you want. I offered less per point and asked that the seller pay closing costs. I thought, considering the points left over from last year, that would be agreeable and it was.

You can generally expect $450-475 closing in most cases.

I purchased a resale in Sept. 2000 and I paid the closing cost and I reimbused the seller for the annual dues. However, the cost per point was substantically less than resales are selling for at this time. Moreover, the market conditions were different because the BWVs had not yet sold out. Keep in mind the seller is also paying the commission to the broker. Don't be afraid to negociate the price--you maybe surprised what the seller may accept. Good luck! I am sure you will find something!!! ;)

When I purchased my resale (220 points at OKW) in November I tried to get the point price down but they woudn't do that but I did get the seller to pay closing costs, which brought the price per point down by about $2 per point ;)

It doesn't hurt to ask.
