Chase Sapphire question

I was thinking of opening this account, transferring the 40,000 bonus points to Amtrak Guest Rewards, then closing the account before the annual fee kicks in (offer states $0 first year, $95 after that). I have read the fine print and cannot find anything requiring that the account stays open for a certain amount of time. Has anyone done this? Am I missing something?

My husband received this card last month for the 40,000 bonus plus no foreign transaction fees. His new job has him traveling a lot. His spending requirement was 3,000 in three months. The bonus is almost enough for a ticket to London this summer.
