Cdn Selling DVC - Notary Questions

We are hoping to sell our DVC through a popular broker. Once we have an offer, we have to wait for it to clear Disney's ROFR.
At what point in the process do we need to use a Notary Public?
Can a local (Ontario) Notary do American transactions?
Is everything done electronically or do we have to print documents and return them?

I will try to cut and paste an email I received a 3 years ago regarding procedure.
Yes I used a Canadian Notary for the sale.
Yes I did print everything out and then had the Notary sign the documents and then I Fed Ex back to the Title company.

I am not sure if things have changed in the past 3 years.
I am wondering if the Title Company would allow you to notarize and then send back via email,,,, perhaps send an email and ask them?

Great News! The Disney Vacation Club package has waived the Disney Right of First Refusal process. Disney is not purchasing the package back. Yay!!!

Your final documents will be sent to you in the next 3 to 4 weeks from today (unless the sale has a delayed closing).

As soon as these final documents are prepared, they will be send to you via email by the title company for you to review, complete, and return.

What to expect from now forward:

1) Within the next 3 to 4 weeks (unless the sale has a delayed closing), the Title Company will contact you regarding your final closing documents.
2) We ask that each party (buyer and seller) return their documents as soon as possible. Friendly reminder the seller has to get their documents notarized and the buyer needs to send in final funds with a cashiers check, bank check or wire transfer.
3) Once final documents have been returned to the closing company from buyer and seller it is taking a few days for Disney to provide mortgage and final payoff information to the closing agent so they can close the file.
4) Once the closing company has forwarded everything to Disney it is currently taking 3 to 6 weeks to set up the new account is Disney’s system and complete the transfer of ownership.

***SELLERS: WE WILL NEED AN UPDATED DVC POINTS STATEMENT TO CONFIRM ALL POINTS IN YOUR ACCOUNT PRIOR TO CLOSING.
IF WE HAVE YOUR LOG IN CREDENTIALS, WE WILL OBTAIN THE INFORMATION WE NEED PRIOR TO CLOSING. IF WE DO NOT, YOU WILL NEED TO PROVIDE US WITH YOUR DVC LOG IN INFORMATION (for DVCmember.com).

Sorry to hijack but did you get an ITIN to get the withholding amount back after the sale? If so how long did it take to get the withholding back? I'm curious about that down the line. Thank you!
