Carpet or laminate flooring

We're about to move into our newly built home and will be placing our current home on the market. However, there is a huge possibility that we may have to rent it out as the market is still pretty slow around here, but the rental market is great!! The problem is our carpet - it's in horrible shape!! Is it cheaper to replace it with more carpet or put in a laminate flooring? I'm leaning towards laminate just because it may end up being a rental, and I don't want to deal with possibly replacing the carpet again when the lease is up. Is there a huge difference in price? We're talking about 1200 sq ft of space - the rest of the house is tile.
 
I would go with laminate. As you stated, the carpet may be more of a nuisance, with allergy, dirt, etc..Your tenant may not even be able to have carpet..Just my opinion..:)

Flooring is just so much easier...and allergies are always a consideration. If you want to warm it up just add an area rug. Also you never know how a renter will leave your carpet. Lumber Liquidators has a huge selection od wood flooring in all price ranges, colors, etc. Good Luck!
 
Carpeting is cheaper because there are so many grades and the installation is much faster but I think the laminate is a much better choice for a rental. It's easier to keep looking nice.
 

can you do the labor yourself with laminate?
you can get some decent stuff at some of the 'Big Lots' type stores...

we put come in our rental and it was pretty easy - measure twice cut once ;) snap in and voila! then its actually a lot cheaper than even low grade carpet

We CAN do it ourself, but it's going to be tough to get DH on the job. ;) We're installing 2800 sq ft of Pergo in our new house, so I have a feeling he's going to tell me to go jump in a lake when I mention doing this house too. :rolleyes1 I haven't brought it up yet.
