HI, I just want to make sure I am understanding how it would work if I were to rent points for WLV in Feb. 2005, for a stay in Dec 2005, and then need to cancel in Sept 2005.

Would it then be up to me to try and rent them to someone else? And if I couldn't, then I'd have to eat the entire cost?

I can totally understand if it does work that way. I just would like to know for sure, because there is a slight chance we may be going to Japan next year instead of WDW. My DD's best friend/soul mate is moving back to Japan in a couple of months, and I have a feeling my DD is going to prefer to visit her instead of going to WDW. My DH I think would rather go to Japan also since he has relatives there.

But for now, the plan is WDW ::yes::

1) The member always retains control of the reservation. So, if someone cancels, it would be up to the member to try to re-rent the points.

2) The cancellation policy / refund depends in large part on the member renting the points. Some have a no-refund policy - period. Others allow you to cancel up to 90 days with a full refund. Due to restrictions placed on points, if the renter cancels within 60 days of your check-in date, some members will not refund anything unless they are able to turn around and rent the points to someone else. Some will allow you to reschedule, based on availability, others, no.

3) In dealing with a number of folks over the past few days who have wanted to rent points, I've come to the conclusion that there are limits to what the member can do for a renter in terms of cancelling/rescheduling/refunding money, etc. We are sometimes locked in by limitations of the point system and the vast majority of us are not doing this as an on-going business! What makes it particularly difficult is when the renter doesn't understand DVC's point system (I've been a member for 9 months and still feel I don't quite understand everything there is to know)!.

Let's face it, if I'm selling points, it's due to the fact that I need the money for something else. If you come back to me in 6 months and need your money back, that money is going to be LONG gone. So a lot of this is done to protect our interests as well.

In the end, you will need to find a member whose cancellation & refund policies are acceptable to you -- and get it in writing!!
 
I think most people have a no cancellation/no refund policy though there are exceptions. But I'm sure most people would be willing to work with you to sub rent or reschedule within the limitations of the points in question. You should handle those issues up front with the person you rent from. Just realize that in the scenario you describe, most people are not going to want to rent to you unless they get full or a large portion of the payment up front since you're already telling them you may cancel.
