Canceling Reservation at non DVC hotel

I will be closing on a resale this week. We usually go sometime between Thanksgiving and Christmas and I know it will be highly unlikely to get reservations. I was thinking of trying to get a room at POR (I know everyone will tell me it is a bad use of points) and waitlisting for a DVC resort. If by some chance pigs fly and I get a DVC resort what would happen to the points used to reserve POR? I know there is a $95 fee. I am assuming that is non-refundable? Thanks for any info.

Don't! The fee is non-refundable and you will be charged an additional fee for any alterations. Also, the points allocated for POR cannot be used for any DVC vacations. I think you should hold out for your DVC resort.
 
I would book with cash, you pay a deposit which you can get back if you cancel your cash reservation.

If you make a reservation with DVC points at a non-DVC resort, you will pay the $95 fee plus convert your points to reservaton points. Then they can only be used for non-DVC stays. I really don't think you have a good chance for that time period this late, so just stick with a regular non-DVC cash reservation for this year and use your points next year.

At the very least, once you close and are in the system, waitlist for OKW or SSR (two largest and best odds for a room) AND make a cash reservation through CRO. If you get your waitlist (it would probably be 30 days before at the latest), you can cancel the cash reservation. If it doesn't come through, you still have a place to stay.
 

When you use points at a non-DVC resort, they are automatically changed into "Reservation" points. If you cancel the reservation, the points are returned but maintain the classification of "Reservation" points. They cannot be used for any DVC-reservation. "Reservation" points can only be used for a different non-DVC resort. They cannot be banked, so you would have to make another non-DVC resort using those points, or you would eventually lose them.

Just FYI, all DVC points are classified and have specific restrictions depending on the classification. These classes are:

Regular Points
Banked Points
Borrowed Points
Holding Points
Reservation Points
Developer Points
Transfered Points
 
Thanks for the info. I will be taking your advice and make a cash ressie and not tie up my points.
