I think the key with any DVC rental is feeling comfortable with the owner you are dealing with. A contract is a good idea because it helps to ensure that both owner and renter are clear on all the terms of the transaction. Try to remember that this is a private transaction between you and the owner and that if things go wrong, Disney and a company like Paypal, are not going to get involved.
Up until a guest checks in, the owner owns that reservation and cancel at any time, so if one decides to get into renting this type of reservation, you have to be willing to accept that risk. While it's more of the exception, than the norm, it is something that COULD happen. Your only recourse would be, as others mentioned, to try and sue the owner for return of your money.
One option that may offer more protection, though it costs a little more, is to rent through a company like David's which acts as the middle man between owner and renter. He uses a contract and IRRC, holds back 40 to 50% of the funds from the owner until the guest checks in.. I also believe that if something happens, he will refund a renter's money (not positive). Using someone like this can help those considering to rent a DVC reservation feel a little more comfortable than going with a private person.
