I need advice!!!

Living in Alberta, we are not permitted to receive the documents/DVD for DVC unless we are on site at WDW, but we want to ensure we purchase before the current promo ends (225 base with refferal, 160 Developer Points), so that we can hopefully capatalize with an add on incentive when at WDW and get additional developer points.

I have heard that if I have an address in Ontario or US, I can have the documents sent there, to get around the whole "protection issue" here in Alberta. How does that work?

As far as I understand no. You will have to make an appearance at one of the parks as they are only legally allowed to sell in Ontario. You need to leave Alberta and go where it is legal...like the parks to close your sale.
 
I think you actually have to go (in person) to somewhere they are allowed to sell. You are allowed to use your actual address, but the paperwork must be signed in a jurisdiction that allows it. You could go to Ontario, possibly drive across the border (not sure if they are allowed to sell in Montana), or fly down to Disneyland.

Another option (if you haven't considered it) is to buy a resale contract. There are no restrictions on those sales. If you have your heart set on Animal Kingdom though, the resales are few and far between for now. All other properties are usually available, and for cheaper than buying from Disney. Closing will take longer than through Disney though, if you are in a hurry.

I just need to keep my fingers crossed I guess, that there will be a good promotion running when we are there in December. I used the Ontario address to view the DVD online... I shouldnt have done that... now we are even MORE excited!!!

We just really hope to be able to take advantage of both "add-on" developer incentives as well as Initial purchase incentives.... but we will have to talk to a guide when there to figure out how to best do this! (We are looking at purchasing about 350 points... so we want to get the most bang for our buck!)

That's too bad that resale won't do it for you (that was good advice from blizzard)... that is really the best way to get the most bang for your buck. These additional bonus developer points can be "matched" (if you will) by buying a "loaded contract" with a banked year already sitting there waiting for you. But you would have to have a bit of patience to find the perfect contract on the resale market (if you really want AKV as your home resort). There are a lot of loaded contracts for much less $ (especially high-point contracts), and you could always book AKV at the 7-month window. Since there are so many rooms planned, I don't see how that could be a problem longterm (this year may be a different story).

I thought I had a lot of money to play with, but buying 350 points straight from Disney would make me feel like bleeding money... but that's just me -- clearly you've done a lot of research and know this is right for you. I've only stayed at the Animal Kingdom Lodge (not the Villas), and it's a fantastic resort. Enjoy your trip "home"!

P.S.

I finally had a chance to view the DVD myself this week, and it is really a great promotional piece -- but is really focussing on SSR and AKV (obviously) because those are the resorts they're selling. The video barely gives a glimpse of the other fantastic resorts which you may have actually fell in love with had they got equal screen time. Are you sure you wouldn't be happy splitting your points between two resorts/contracts and saving money plus having the home advantage somewhere else?

Thanks for the feedback... I will talk to the hubby again tonight to discuss resale. We werent opposed to it perse, and arent in a major rush to make a reservation... so we may need to look at this again. It would be ideal to pick up a contract that has a December UY and some points sitting there that would be picked up as "bonus"... we have looked at the sales out there and it seems that there are a ton out there for OKW, which does not interest us at all... Neither does DWL, DBC or BWV... so that leaves Saratoga Springs, which we would actually consider.


I will have a look again at the contracts that are out there... maybe we will buy our initial purchase now... through resale at home, and then go do the tour with a guide at WDW when we are there in December, and by then maybe we will have closed, and we can purchase an Add-On at AKV as an owner and reap some of those rewards. Would a late October/Early November purchase through Re-Sale actually even close by mid December? We woudlnt be doing financing... so it would mainly be waiting for owner acceptance and ROFR. I know that the TimeShare Store extimates 7 weeks, but does is that accurate?

You're right... 350 points is a lot of money... but we did the calculations, and we really would want this many points (if not a few more) every year... and seeing that prices are going to go up in the next couple of years with Hawaii coming on board etc. we figure, we might as well do it now!!! You're right though, if we can save a bit on a resale for our initial purchase... every little bit of savings help right? We have 9 month old twins and cant wait to have them build memories as they get older, by being a DVC member!
 
I'm not sure how quickly you could close on a resale. My guess is that mid-December would be pushing it. However, you could always buy the minimum points and get the incentive for AKV (while at Disney) and buy a smaller add-on later at another resort if you wanted?

I'm waiting to close on BCV (my girls HAD to have that pool!), but Hawaii and the Contemporary are going to be contenders for an add-on once they go on sale. Not that this method would save you any money (ha-ha), but one thing you will notice is people can't stop at just owning ONE. You need the home-booking advantage for ALL your favorites! Your girls will have a lot of amazing trips to look forward to, how great!
 
Definately look at Saratoga resale contracts. The price savings doing it that way can be quite high and more than make up for not getting developer points (which I understand have restrictions). Also you can buy lower point totals so that you can sell off pieces of your ownership without losing all of it (in case there is another resort you want more later on - think Grand Californian). Talk to a rep at the Time Share Store about what you are looking for and they will help you find it.
 
Oh, one thing I should ask...

Have you compared (just for the heck of it) the cost over time (10 years, 20 years etc.) between different resorts with their different maintenance fees?

I had initially resisted buying BCV because I thought the point cost was too expensive (compared to some of the other resorts I was looking at), but after factoring the lower maintenance fees over a period of time, it all evened out. I imagine that if you compare AKV (with its higher maintenance fees) it can look much more expensive over time.

Okay, two things (keeping in mind the first question)....

Do you intend to use all your points at AKV at the 8-11 month window?

If not, then there is no difference (from a point view at least) between owning AKV than owning anwhere else, other than the maintenance fees are higher. Again, not to discourage you, just making sure that you are going to use the home booking advantage because that is what you will be paying for in the end. If you were only planning to book one of your weeks at AKV at 11 months and the rest of your trips would be planned closer to the date (as an example), you may want to buy SSR points (for $80 a point and lower maintenance fees) through resale (or the good deal DVC is running right now) for the non-AKV early booking weeks.

Before you buy is a great time to run numbers, look at photos and second-guess (and then third-guess) yourself. After you buy just be happy and plan, plan, plan! :love:
