BWV resale Pts, should i get 2 150 lots or one 300 lot so as to have 2 different.....

2 different use months? The numbers are approximate, and i would only be looking at bwv resales, cash transaction btw (still pay closing?) So i ve heard ppl talk about having 2 different use months, what is your opinion, thanks :)

So , one large lot or 2 small?

maepartner....this is really two questions.

1. Two different use months. Some have said this is a hassle, many others have said it's no problem. I think I fall into the "it's no big deal" group if you are somewhat organized. You have two different banking deadlines to worry about, but it isn't like it requires daily effort.

2. Two small or one large contract. I've seen the advice here, and it makes sense to me, that two smaller contracts is a preferable situation to one large one. Why? If you have two kids (or other beneficiaries) you can give one to each...you cannot split the large contract. Also, if you wish to sell, it is easier to sell (for example) two 150 point contracts than one 300 point contract...almost surely you will get more per point on the smaller ones.

Also, if you want you can sell one of the 150 point contracts down the road and still have the other one. With the large contract, it's all or nothing!



If you can handle the little bit of logistical issues, I'd go for the two smaller contracts.
 
Managing two use years is not rocket science. Get Dave Frederick's DVC Point Manager program, put your banking deadlines on something like an Outlook Task list with their dates, and you're all set.

Closing costs are usually paid by the buyer, but, you've heard it before, with resales everything is negotiable.

Thank you both :) that helps immensely . Im hoping to use the pts for a cruise in august of 03,,,,Im told you can do that but havent done the math to see if its better to rent the pts (unless i buy by then i ll have my own) or to pay outright for it cash. Thanks again
 

We bought two smaller OKW contracts (200,230pts) because.....

We have two kids

Futrue resale of one of the contracts.... If we decide to scale back (of course that shoots down the two kid reason! LOL)

We found great deals on both of the contracts (lots of banked points, good price etc)

As it turns out both of our contracts are December....

We are consdering another resale add on for BWV points.... I doubt we will get a December UY for those. It wont deter us.... just adds a bit more paperwork! :D

We purchased one large resale but have also done a couple of 25 pt add-ons. Be aware that most sellers(though everything is negotiable) will expect you to pay the closing costs, around $500. However, if you purchase two separate resales, you'll pay closing costs x 2.

EROS is right.... you will pay two sets of closing costs.... OR you can try and negaoite (sp) so that the seller pays them.

Jaki at www.atimeshare.com is very helpful in this area. She represents both the seller and the buyer (as do others) but she can give you a feel for how motavated the sellers are....
