BWV resale over $75 point

What's everyones opinion? reid4florida.com has a 150 point BWV package for sale for $11,500. Assuming thats not a misprint that translates to $76.67/pt. A premium over the current price from Disney. There is no mention of banked points or anything. Will sold out resorts start commanding a premium? At this time there seems to be a more resales than about 2-3 months ago which would work contrary to the price premium. How close is VWL to being sold out? I know there is talk of $80/pt at BCV and then going up to $85/pt. But I sure wouldn't think BWV would command a premium quite yet.
 
I think the BWV does command a premium. It remains the best located resort and it has the highest demand of all resorts. Now, as for this particular case's ask price. It is negotiable and the seller will very likely lower the price. Besides, he will have to pay closing costs. Also, at that price he should have all 2001 points available. Otherwise he is dreaming if he thinks he will sell.
 
Seller probably listed a higher price in anticipation of negotiation. Who knows? There may be someone out there who doesn't read the disboards, thinks that's the only way to get sold out BWV, and has a extra grand to spend!:rolleyes:

Who heard the $80 rumor? I'm hip with my DVC rep and it is not an accurate rumor. Disney does not have an impending increase.

As for the value of any resale; there is no advantage other than the following:

If you pay $59.50 - $61/pp with more than 1/2 banked points and all of current use year points available to buyer. Also, seller to pay all closing costs!

or

You want OKW or BWV only and are willing to pay for it.

Otherwise, it's no bargain!!!!
 

I bet you the price will be $80 pp by the time BCV actually opens or starts selling, whichever is later. I'd also suggest that the sales staff aren't always the first to know about rumors.

As for the price of around $60 pp with old points banked and seller paying closing, sounds like what the sales staff would like everyone to believe. While I'd be the first to say that DVC is unique when it comes to timeshares and that in certain situations, it makes sense buying from DVC, I'm not sure I'd hold the feelings you have written. If someone is going to buy DVC, they should first decide where they are going to stay. There are many factors to include price, best use year, number of points per year, number of points available, closing, maints fees and the like. I'd say that the break point for someone who has decided they will buy and price is the main question would be around $500-1000 for a standard contract size (150 or larger) but might be higher if a very large contract. For smaller conracts (add ons) it depends on home resort, price, etc and should be at or less than DVC charges. Of course there are those that want an add on that is not available from DVC and might be willing to pay a premium.

A year ago, I would never have believed that resales would be going for $65-68 pp and would have said (and frankly still would) that I would never give above $50 pp; times have changed for anyone who wants to buy into DVC.
 
A BWV resale with 1/2 points banked, all points remaining for this year and seller paying closing cost at $61/pt would not be a bargian, it would be a steal. Having monitored the resale market for the past few months you are absolutely lucky to see a BWV at $66/pt. Any with points banked and all points remaining are commanding and getting $68-$70/pt. Value is in the eye of the consumer, a BWV resale at $68/pt will have a much higher value to some than an OKW resale at $60/pt. And the opposite can also be said. Apparently the seller of these points feels his value is with a sold out resort, he may be a little overpriced but BWV seems to have the higher "value" in the consumers eyes. I guess something is worth what someone will pay for it.
 
The price is really not a premium. There are no more Boardwalk points available from Disney so people can get what they want if others really want Boardwalk. Welcome to a free market economy!!!

I spoke to my Disney rep and she said that the history shows that they raise the price every time they offer a new property, and while she hasn't been told that they would raise the price she expects they will.

VWL is close to being sold out, expected by mid fall (according to my guide).

I just bought a resale and I can tell you that there are tons of reasles out there. I was looking right before the price increase and there were six. People will sell when they think they can get more money for it. Now is the time to try to negotiate something because when the price goes up again (when BCV opens) these points will not be so cheap. They will raise the price when Disney does.
 
I do not believe that BWV are priced higher than OKW because people see it as more desirable, some do and some don't. Actually I believe that a majority of those that are looking to buy resale are looking for OKW for a number of reasons. I believe the reasons that BWV are slightly higher are that there are less contracts available, those that are selling have both owned longer and paid less and a small point is that many of the BWV contracts were actually smaller contracts.
