BWV Construction Pictures. The Red Building is Gone!

Last week we had a standard view room over the area where the Red DVC Sales Building used to be (Link to Picture on Disney Pix). It was torn down last year and the area has been fenced off until recently. It is being turned into a very nice lawn and garden area. The question I posed was, since the rooms no longer look down or into the Red Building, will they be changed to preferred view? If these rooms remain standard view, they will be some of the most sought after DVC rooms.

Here are some pictures of the area from our 2BR (Rooms 4010 & 4008) looking toward MGM, the canal and the Swan/Dolphin and then some pictures looking back to the rooms from the ground floor:

We stayed in the same area of rooms in January (while the white construction tent was still up) forget the exact room number (2 bedroom) on the 5th floor and our room was not a standard it was preferred. I originally booked at SS and waitlisted for BWV.....the waitlist came through in late November and the only availability they had was preferred. We may have been a little more toward the end of building in direction of Swan/Dolphin but it was almost the same view as your pictures.

Actually, the more I look at the pictures I think we may have been directly above your rooms in 5010 and 5008. The view of Tower of Terror is exact
from one of my pictures. I distinctly remember that because my three year old grandson is still enthralled with T of T. When we first got to MGM he insisted that was the first thing we do. Fortunately, he's a very big three....and met the 40 inch height requirement, not to mention he's a bit of
a daredevil at three!!
 
Thanks for the update ! We were in the same location at the end of Jan - the white tent came down on our last morning and we talked to the workmen, who told us they were laying out a croquet court and garden - it looks lovely !

Aside from being awakened at 6 AM by the trash trucks emptying the dumpsters behind the clubs :mad: , this was a great location - beautiful view of the canal and very quiet (after 6:10 AM, that is !!!)!
 

Thanks for posting these photos Cat....leaving in 6 days, and I think I might try to request this 'standard' view. 4008 would be the studio part of that 2 bedroom unit, right? I was thinking that the 'standard' wing...facing the entry side/bus stop part of the resort would provide Illuminations view over the conference center building BUT I'm a night owl...I'll never be in the room for that. So a chance to have a water view...to me that is the best, and I kinda like the idea of looking at TOT for some strange reason (and imagine Fantasmic would be viewable from your room).

Since I will be renting points and have a family who wants a 2 bedroom in December...I think I will take photos from each ' area' view and then try to put room numbers with the 'view area' . Your photos really help!

We own at BCV & love it, but BWV is great too and the standard point option makes it very attractive for an add-on. This change enhances that perk even more. Thanks for the report & pics.
 
I have a feeling once the construction is complete, these rooms will go back to preferred view (garden).

That's what I think too Debbie. But last week when I originally posed the question of whether they would or not, Caskbill made an interesting point that DVC could not raise or lower the points without raising or lowering the points for something else. The number of points has to remain constant. I'm not sure if this rule would stand for something like this but I thought it was a valid point, especially coming from him.

Thanks, we did have a great trip. Actually 4010 was the studio portion. The lictures are taken from 4010. We were able to see the fireworks from the 10 P.M. Fantasmic that night. It was a great view.

Thanks for the great pictures! I think I'd really enjoy a room with that view. We stayed across the hall from those rooms over New Years (4007/4009).
 
You can be assured that if these previously standard views become preferred, there will be some point adjustment.
 
I have to wonder, though, was the point difference taken into account when they sold the additional points for the sales center? Also, since there are supposidly some preferred views facing the tennis court, could those become standard and these then become preferred?
 
I think these rooms used to be preferred. They started assigning them as standard a couple of years ago when the outside painting was going on.

I can't figure out how DVC distributes points anyway. The sold the extra points for the sales center rooms 2 years ago and they have yet to be occupied.

I believe the best solution for Disney and the DVC owners would be to change these rooms by the old red building to Preferred View/Garden & Pool rooms, and to change some of the ones down on the end by the tennis courts from Preferred to Standard View. That would seem to be a real win/win for both sides.

As for how DVD sold those additional points from the sales office without having any converted additional rooms? :confused3
 
Great pics, I would enjoy a room in that area. Looks much quieter than the main pool area.

I wonder if they ever reallocated the points for the rooms earlier. They were originally preferred, they starting using them as standard after complaints, they knew that the building was temporary, so didn't sell the collective difference in points until the additional points went up for sale two years ago.

I believe they would have had to tell us if any reallocation was done.

I am convinced that these rooms were always in the preferred category - we didn't hear of anyone being assigned rooms in this area who booked standard view until the siding replacement project started and some of the entrance area rooms ("real" standard" view" rooms) were unavailable.

Even then, not everyone assigned to that area had booked standard view and I don't believe all the rooms in that area are booked with standard points now. I believe it is used as a kind of "overflow" area.

As far as how they could/can put standard view points in this area (and for that matter sell the units built in DVC office space ahead of time) - the answer has to lie in the % ownership DVC retained. - DVC can use those any way it wants.

I agree that once the landscaping is completed, these rooms will be among the nicest in the resort - great views in a quiet area. If I can't get standard view, I'll be requesting this area (don't particularly care for Boardwalk or pool views).

I agree with CarolMN on the "overflow rooms". I know those rooms are sometimes preferred. I just pulled my folder from our January stay and we
were in rooms 5010 and 5008 and the category is listed as pool/garden view which is preferred. I knew our points were charged at the preferred cost, but, wanted to check what was listed on the confirmation.
