Buying sight unseen at BWV, am I making a mistake???

I have an opportunity to get a 300 point resale at BWV at a great price. We are going to WDW in Sept and were planning on visiting OKW, BWV, and WLV so we could see the resorts. DW and I have stayed at the regular WL. It was OK, but I think my DD will be bored there. I have also heard that OKW is kind of laid back, so again, I am afraid DD might get bored.

Do you think I will be making a mistake if jump on this opportunity and buy at BWV sight unseen? Anyone else done this and did you regret it later?

Help me decide, but it's gotta be quick. I have to respond by later today!!!
 
I'm a BWV owner so I might be (okay, I am) a little bit biased, but I say go for it! BWV is absolutely beautiful and you can't beat the proximity to two major parks. The other thing to keep in mind is that currently BWV is the most difficult of the DVC resorts to get into and the resort where the 11 month window is the most important. OKW, being a larger resort, tends to have a lot more last-minute availability, so it seems that using BWV points at OKW is a lot easier than trying to do the reverse.

I also think that once BCV opens, it will be highly unlikely that there will be standard views with points equal to the standard view points of BWV there... and it may even cost more than preferred view at BWV to stay there (that is just PURE speculation though, no one really knows! I do think it's a safe bet, given what happened at VWL, that the points wont' cost any less than a preferred view at VWL)... so, you will be able to conserve points by booking a standard view at BWV.

There are so many pictures on the web of BWV that you probably have "seen" most of what the BWV has to offer. The only thing pictures don't capture is the atmosphere and you have stated that you think you would not be happy at VWL or OKW due to the laid back atmosphere. By process of elimination that leaves BWV with its more bustling surroundings. Does the point package meet your needs? If so I would say go for it. A great point package at a great price. What could be wrong? If the worst happens and you see the boardwalk for the first time and HATE (which I doubt would happen) you could sell.

We bought sight unseen at BWV 2 years ago. Do we think it was a mistake? We have stayed at BWV, OKW and Vero 3 times in 13 months - next April we are going on the Disney cruise. I get the bends if I don't check this board every 2 hours. I wish all things that I buy give such great returns.
Go for it. You won't regret it.
 

It is always recommended that you see the place first (you are making a very large investment). However, here are the points on BWV (up and down):

1. It is an active resort; you have the boardwalk with nightly activities, an ESPN club, three other restaurants, a candy/ice cream shop, donut shop, night club, dance hall, stores, a place to get pizza and sit on the walk, little kiosks on the boardwalk for food and drink and souveniers, a very well themed pool with a large slide, rental surrey bikes (basically little carriages that operate like bikes), and a community hall for games and tapes (1BR and above have VCR's and you can get tapes for free as a DVC member). It is a "hotel" type resort with all hotel services (other than limited maid service under DVC although you can purchase additional maid service). The main parking lot is somewhat of a walk but they provide valet service (free to DVC membes but tip expected). There is also a more distant second lot since the boardwalk is an attraction and many come at night. The lobby is small in comparison to WL but has impressive theming. Despite activity,rooms even on the boardwalk remain fairly quiet; also rooms located around the "quiet" (second) pool are generally quiet on the outside too.

2. Rooms are good size (studios about 360 sg ft; 1BR's 712 sg ft; 2BR's the addition of those two). Nevertheless they are smaller than the rooms at OKW which basically has the largest units on site. They are the same size as VWL. They are themed like seashore units--fairly bright; balconies are fairly small (except some larger ones at some of the rooms over the boardwalk) although you can sit comfortably on them (similar in size to the WL balconies if you have stayed at the hotel). You can view pictures at http://www.wdwig.com/g_bwv.htm The one thing that some find somewhat troublesome is the elevators and distance to them. The design of the resort is a central lobby with BWI off one side and BWV off the other; the elevators are right off the lobby. Depending on where your room is you could have a 2 to 3 minute walk from the elevator to the room (of course there are many rooms close to the elevators also). It seems like a longer walk because the hallways are fairly narrow and you are switching from one hallway to another a number of times as you wind to your room. However, the elevators do go right to the main pool area on the ground floor.

3. Its location is the best on site. Epcot is a 10 minute walk away and MGM a 20 minute walk (you can also take a boat). The YC/BC and Swan/Dolphin resorts are also right there. You are within walking distance of over 20 restaurants (resorts and parks). Epcot and Illuminations fireworks can be seen from the boardwalk (and many rooms on the boardwalk; you can see MGM from many rooms elsewhere).

4. Personal view is that it is the best resort on site (and we have stayed at all the other deluxes other than YC and AKL) and particularly good if the children are beyond the age of treating MK as the only real place in WDW. It is more difficult to get than the other WDW DVC resorts with the 7 month window, meaning that BWV owners currently tend to hog the place using the 11 month window because many are like us and have no desire to stay at OKW or VWL.
 
I had NEVER stayed at an EPCOT Area Resort, but I bought BWV sight unseen. My two biys AND my wife and I love it. There are plenty of things for young and teenage children to do, and the proximity to MGM and Epcot (10 minute walk to either) can't be beat. Needless to say, you won't be disappointed, it is defantely an active resort. My wife and I did do an addon during our BWV stay. at WLV, so we also have a choice to go to a quiet resort some years.
 
Well, by your name MickeyManiac, I assume you enjoy going to WDW and plan (or already) go fairly regularly. If you've already decided that joining DVC makes sense for you, then there's really no reason not to buy BWV. It sounds like it is the resort that has the most appeal for your family.

I hope you've been doing some research about what to look for in a resale and are sure that you are getting a great price. I'm not an expert on how to figure out banked points, closing costs, etc. versus the price but others here can help with that if you haven't done those calculations yet. If everything looks good to you and it doesn't bust the family budget....go for it! It's not like buying an unknown timeshare that turns out to be located in a swamp. You know the quality and location of BWV.

Pam, In response to your assumption, yes, we already go twice a year now and have been for the last 10 years. Dont ask why we haven't joined before this, I have no idea...

This deal doesn't have banked or borrowed points, but the price per point is the lowest I have seen around. The seller is asking $65, may be able to get it a little lower.

I am assuming that the closing costs would be around 4% of the seling price, if anyone thinks that is way off, please let me know.

We bought in OKW sight unseen in 7/2000. We went on the recommendations of friends and BANKED on the Disney reputation.

Upon entering the resort our mouths dropped and our eyes opened wide and we never looked back.

I've never been to BWV but I've seen pictures. If you like Disney like we LOVE Disney, this can't be a mistake.

We bought sight unseen at OKW in 1995. Since you make trips to WDW so often, and since I assume that you are at least familiar with Boardwalk and all of it's restaurants and activities (and it's close proximity to the Studios and to Epcot), you cannot go wrong with this purchase. BWV may be the hottest ticket at WDW. You won't regret your purchase.
 
Closing costs will be about $500, maybe a little less, maybe a little more. Those don't really fluctuate much based on size of contract. Are you doing financing? The reason I ask is because of your assumption that the $65 is a great price. Disney offers financing at about 10.95% with 20% down (it also pays closing costs). If you do a home equity loan on existing home you can get lower rate than that(and thus do better than if going through Disney). If you otherwise get financing, such as through a lender that will do timeshares, your interest rate could be 2 to 4 percentage points higher than Disney. Also, interest on the Disney loan will be tax deductible, interest on a lender's timeshare loan other than home equity is likely not to be. Thus, you need to compare prices to know what you are actually paying as $65 a point plus closing costs plus higher financing rate plus lack of deduction can easily mean that your overall cost is greater than if you were to buy from Disney at $75 a point.

I will be taking a loan through my company against a retirement account. The interest rate is 7.75 and I will essentially be making payments back to myself.

This means that from the transaction point of view, I will be paying cash. When I have finished paying the loan back, I will have actually increased my retirement account by the amount of the interest.
 
In that case, with that kind of rate, the resale is the best way to go.
 
Go for it, if you've done your homework you know what prices are, so if it looks like a great deal and it also sounds like you'll like the excitement around the BW then it's an obvious choice.
 
I just bought a resale (OKW) and I already own at BWV. The only advice I have for you is negotiate, negotiate, negotiate. Also find out if there are banked or borrowed points and if you are going to have to pay the current years points, and if the points are borrowed from next year make sure that you don't have to pay the dues on those points.

Do your homework.

We bought sight unseen at the BWV last year in May. We even added on in December the week before our first visit as members, since the BW points were going fast. Our only regret - we didn't do it sooner. We loved our first visit and are going back in October for 12 days. We also used points for a DL visit this year. We are so glad we purchased when we did. We bought just about sight unseen also ( saw OKW and BWV briefly 2 years before we bought OKW in Dec 1999.) I found this board in Nov 1999 and called the Timeshare Store. One month later we closed and checked in almost immediately!

We all loved it. DH and I have also been to BWV and also loved it! If terms are good and you are satisfied with the points that you will have, GO FOR IT!

The only thing I'd really be concerend about is when you are going to have your first points available, lately we've seen a few resales with no points available for up to 2 years, in those cases I don't think they've been a great deal.
 
I also say go for it. We took the tour before we bought, but it was a dreary day with an empty boardwalk and NOTHING like the actual experience when we had our first stay. DH sleepwalked through the tour and only bought because I was a real b**** about it, but once we went he was really impressed. His two favorite resorts are MGM and Epcot so he is in heaven walking to either one. My favorites are MGM and MK, and we did an VWL addon this spring so MK will be easier some years (I plan on alternating after this year). If you can get 300 points around $65 per you are really doing well. Points haven't been that low since beginning of June 2000.

Just wanted to let you all know that thanks to your encouragement and support, we just made an offer that we are pretty sure will be accepted. Already have the cotract in hand and will be faxing it back to our agent tomorrow!

Should be closing sometime around the end of Sept and will be coming home for the first time in April '02.
