Buying Riviera Resale

I've made an offer on a contract and I'm on my way to buying Riviera resale a small (100 pt) contract. These would be my first DVC points. I'm aware of the restrictions, but I really love Riviera (just visiting from Pop!) and I love the skyliner.

I'm a Disney convert, having told my kids at 4 and 6 that we were going once and not going back in 2014. Despite that statement, it's been on average every other year since then. Plus a visit to Aulani (though just a day trip) and we were at Tokyo Disneyland and Disneysea earlier this month! There's a whole big world to explore, but Disney is just always a good time.

We are usually value resort guests, so this isn't truly a money saving proposition. But I'd probably NEVER opt to pay out of pocket for a stay at a place like Riviera, and even renting DVC points seems pricey. This seemed like a good way to give it a try, figuring worst case scenario, I can resell the contract if I think it isn't for us.

I am planning to rent unused points in years we don't plan to use them, which I understand isn't particularly lucrative, but I'm happy to have it offset some of our carrying costs.

I have also run numbers and decided that it's probably better to resell in 20 years or so than hold the contract for the duration of the agreement.

Anyway, lots of thoughts, no actual questions, except the ones I don't know to ask about. I just feel like I need to tell people who understand what I'm going through, lol!

I bought our RIV points resale also because I just really love the resort.

I don't think you will regret the decision. I don't love Riviera but my wife does but she let me choose Poly over Riviera or I would be right there with you.

You'll find that once you get your points you start planning more trips. That's when the addonitis starts to kick in!

And sharing a thought. DVC is enjoyment not an investment. We get a lot of enjoyment out of our points. Welcome home again...
 

If you are fine staying just there, then resale is a pretty good deal. Most people just shy away for that reason. Good luck!

You can make that decision in 20 years. ;)

Making memories has a lot of value, so don’t overthink it, just enjoy it. You may have bought a bunch more points by then or you may have sold it already.

I keep going back and forth about adding direct points so I can stay at the new resorts, but am considering buying a small RIV resale like you instead. The cost savings is too much to ignore vs direct.

I'm such an overthinker. I know this isn't an "investment" but that didn't stop me from calculating ROI for any points I end up renting.

And I totally agree, the cost savings with resale is significant! I know I am missing out on perks, but it would take a lot of perks to come out ahead buying direct.

And those perks may not have any value to some. Almost all of them have zero value to me personally. (obviously discounts have some value. lol)
 
If the OP is like my family we tend to do small trips, 3/4 days and 100 should be enough for a studio.

I think it depends on where the resort ranks for you.

As my top resort, I’d pay $120 to $130 for one.

I do think some owners out there seem to be willing to sell lower now since the market in general seems to be lower.

I think $110 to $115 might be doable.

I keep debating. I’d like to stay in 2br for about a week every other year, flexible on time of year.

See listings around $125-135 but then is it worth to go direct for the option of using points other places if desired.
Might be an extra upfront but averaged out over length it’ll be used and that amount shrinks a good bit.
 
I own 100 direct and 50 resale and really enjoy the resort. I am always on the lookout for another small resale contract to add on.
