Buying resale?

Same here... I've started by reading everything I could find on this board. LOTS of good information. Good luck!
 
That really depends on your personal circumstances! If you are fine with staying at the original 14 resorts (and don't mind being locked out of Riviera and future resorts), and want to save as much money as possible, buy resale. You'll save a lot of upfront money that way. You can often save 25%-50% off direct prices (for example, within the last two years: BRV was $176 direct (now $186) and I got it for $93 for 168 points, a 47% savings; CCV is $220 direct without incentives, and I got it for $134 for 100 points, a 39% savings - though admittedly direct incentives would have made it $205 direct, so the savings is 35%; AKL was $176 direct, and I got it for $104 for 120 points, a 41% savings; SSR is $165 direct, and I got it for $95 for 100 points, a 42% savings).

If you are looking at Riviera, there are some great direct incentives right now (likewise, if you are considering Copper Creek or Aulani, there are also great incentives). If the Direct Benefits - access to Gold AP and Platinum & Platinum Plus APs, Moonlight Madness, dining & shopping discounts, etc. - and the ability to book at Riviera and future resorts matter to you, then you will want to purchase Direct.
 
It really depends on your situation and how often you are planning on going. At this time I don’t care about the perks or staying at Riviera so buying direct isn’t on the table for me at this time. I’m planning on buying in as cheap as possible at first at AKL or SSR. Once my kids are older and my wife and I can make multiple trips a year I’m going to look into buying direct for perks and discounts. Right now our plan is a 1BR every other year. A 100-125 point contract should be good for what we want right now.
 

You can always buy 100+ points direct (now or later) to get the Blue card / benefits and then do resale. But yes if Riviera and potentially any newer resorts are important to you, that's good to keep in mind.
 
My wife and I are deciding what to do...Do we buy direct or resale???

  • I'd do 100 direct for the blue card.
  • I'd do the rest resale to save money compared to direct.
  • I'd get the same use year, but maybe more than one resort if you want to alternate and have home resort advantage at more than one.
  • I'd keep each contract at no more than 200 points, maybe 150 - smaller contracts are easier to sell.
  • I'd wait a while to buy (6-12 months), given the circumstances.
 
Buying resale is a great way to learn the system. In case you end up wanting out your loss will not be as steep as buying direct.
 
It is important to understand that the direct only blue card benefits could go away or be reduced at any time

The delay or canceling of Reflections may reduce the direct benefit of Riviera for some
 
Unless you have a large family that will buy annual passes every year, its hard to justify the math of direct. I think the biggest factor for many people is FOMO. I had it too when I first started looking at DVC. But I’m totally over it. There are some nice perks to buying direct: Moonlight Magic, the lounge at Epcot, discounts. Aside from the lounge at Epcot, you can purchase all of those things as you desire to use them if they are really important to you. After hours events are readily available (plus more likely to happen when you are actually vacationing,) and you can get discounts with annual passes or a Disney Visa. You can even pay cash or transfer/rent points to stay at the newer resorts. But FOMO is a very real thing, and you have to decide how significant that is for you. If DVC offers some kind of amazing incentives over the next year or so and the math works out, I would consider buying some points direct. But otherwise, resale looks more and more appealing the longer I’ve thought about it.

I think even if you have FOMO on benefits, some resorts and prices are going to be very hard to make the benefits "worth it."

If you have to ask you should probably buy resale.
 
Nice thing about buying resale. You don’t have to bother about trying to maximize the perks to recoup the expense.

With ROFR, estoppel, seller signing contract, disney making the membership, and then adding the points, it’s a significant time sink. I’m going to have to stay wherever is available in February at 3 months out or plan a later vacation With a contract I bid on July 1. I don’t expect to have points before November 1.

That’s true they certainly drag their feet on completing resale transactions. DVC will even help book your first trip on short notice if you buy direct. At the end of the day though, it’s a timeshare and timeshares are a long game.
 
We bought our first two contracts (both small) direct, 3rd resale. Should’ve bought 2nd resale but didn’t research it well enough.

Make sure you are getting the resort you want either way and go from there. I’m glad I have the perks, but that’s a lot of money to save.

When we bought direct they told us everyone adds on, and they were right. If you do buy direct, BUY SMALL. You will add on, so just get enough to hit the perks. After a few stays, you‘ll find 2-10 more resorts you’ll want to own at as well.

Absolutely. For the 10 day recission period, I kept asking myself if being able to book now, and 20 more points was worth $6600. it isn’t. But ask me agin in 45 days LOL.
 
I have:

2 x 200 point contract resale (BLT)
1 x 155 point contract direct (BLT).

I had direct 155 points so I get the 'perks' and I can also stay at RIV for 1 week in 1BR Thats around 290 points. I go every other year.

I‘ve gotta ask... where are you getting these numbers? When I try to make offers around these prices, the listing agent gives me a line that everyone on the DISBoards is lying... ‘no one wants to tell the truth about how much they really pay. They all want to make it sound like they got a great deal. Look at our blog for real prices’. They certainly make it more frustrating than it needs to be, and have canned lines of why they are right and everyone else is wrong.
