buying resale with banked points

I have put in a bid for resale CCV with banked points and Feb use year. I'm not sure I should pay full maintenance fees for banked 2018 points. If accepted(which hope they will ,since offered asking price), if passes through ROFR will probably not close until after July1. That is at the 7 month window so lose the home resort booking advantage. Points are really not at full value when I receive. I am thinking about if seller ask to be reimbursed for them of trying to only pay 50% of them. Am I wrong to think this and missing something?
 
From what I have seen a buyer is not usually expected to reimburse for past years points. If it doesn't specifically say that they expect to be reimbursed, I would assume they are only looking for current membership fees back (2019).
We just bought a Dec UY contract with banked 2017 points and full 2018 ( the current year for Dec UY) and only had to reimburse the 2019 membership fees...so we received 2 years of points for free!

If you do not feel like paying for the 2018 maintenance fees, you should have taken that into consideration and included that in your offer (whether asking to not pay, or reducing your price per point). But I agree with the PP, as its usually not included unless it is specifically stated.

Unfortunately, how I see it: you've essentially agreed to the full terms of the posting. Of course, it doesn't hurt to ask though, and you haven't yet committed any money.
 

Our Feb UY resale contract had banked 2018 points and we only paid for 2019 MFs. Are you sure they’re expecting you to pay 2018 dues too and not just 2019? Have you already signed an agreement? I would ask your broker for clarification.

Your statement is a little confusing. This sentence leads me to believe that they listing didn't mention 2018 membership fees be reimbursed but you are nervous that the seller is going to try to ask for that after you put in your offer. If the seller wanted them reimbursed they would have stated that in the listing. If it wasn't stated I would not worry about them asking for them later. If on the other hand, they asked for them to be reimbursed in the listing and you made an offer that excluded them they may not accept your offer but that is their choice, just as it is your choice not to commit to that contract because you don't want to pay for them.
Either way, any negotiations would be done and agreed to before you should sign anything.

I haven't signed anything and the listing did not state who would pay maintenance fees. It just stated what annual maintenance fees were. I was just asking for help with the situation if seller came back and expected 2018 MF reimbursed. I wanted to know what the usual way this was handled.
Thanks for the responses and I am taking away from this that it is usual not to pay for banked points MF's from past years. This helps me a lot if seller wants them reimbursed.
 
I’ve bought banked points contracts and they’ve never asked for banked points dues, and never seen that advertised. They can ask for anything though- what’s in the contract?

I would be shocked if the seller was wanting the buyer to pay the dues on the 2018 banked points. Typically a seller wants a buyer to pay the agreed upon purchase price, the closing costs and the dues on the regular points they are getting for the current year (in this case 2019). I have never heard of a seller asking a buyer to pay dues on the banked points in the agreement.
 
Just heard back from agent. Seller does not want 2018 dues reimbursed and accepted offer.
I was THINKING TOO MUCH about this.
