Buying resale - resort choice, use year questions and more!

We are now planning to buy DVC points, after 5 years of careful consideration. We want to buy resale to get the best bang for our buck. Our resort of choice is Bay Lake Tower because of proximity to MK, monorail for easy access to signature dining choices and Epcot, lower points per night than VGF and I'm sure will be lower than the Polynesian Villas, and the newness of the property (I'm thinking lower maintenance fees for longer due to newer construction but I may be wrong). The easy access to 2 parks and a large choice of dining experiences will be great for us in retirement years, especially if we have any mobility issues as I suspect we may due to the fact I have foot problems (my mom has the same issue and has had limited mobility since her early 50's). Our second choice is Villas at Wilderness Lodge, because we have been in love with WL since the moment we saw it and for us it is far and away the most beautiful & relaxing resort. The only hesitation is the 2042 expiration date, but that is of course a huge drawback. That being said, we are actually considering buying Villas at Animal Kingdom Lodge because it may be a better fit for us. We like the property and would enjoy staying there if we could not get another resort at the 7 month mark, we love the AKL restaurants, it's newer like BLT but has a lot of the same things we love about WL, expiration date would put us into our early-late 80's, and the points are much cheaper resale at $75-$80 or so vs. BLT at $100-$110. Price per point is comparable at VWL to VAKL, but of course you get 12 less years at VWL, making the overall value lower. Value for our dollar and saving money are a big factor for us, in order to make the purchase "worth it" for us financially.

Background: We are a childless couple, in our mid-30's to 40's, although I do have a young-adult stepson who will travel with us from time to time, I expect more and more after he marries and has children. Also we would like to be able to bring my mother-in-law every few years, my mom and my young nephews (currently ages 9 & 3) occasionally (more difficult for them to travel than my DMIL who lives near us). We love the parks of course, but the resort experience and sit-down dining experiences are getting to be equally important. We usually travel in December, but are wanting to vacation mostly from the end of October-early December, and maybe occasionally late Feb-early April. We do not plan to go in temps above 80 or so or anytime school is out. We will most likely book studios when it is just the 2 of us traveling, but the garden tub and in-room laundry in the 1 bedroom are very appealing and may become a choice for us even when its just the 2 of us. 8 days (9 nights) is our preferred vacation length, though we often spend our first night in a value or off-site to save money as we don't arrive until around 8pm or later on our travel day. We generally drive (about 12 hours + 1 hour for time change).

My questions are: In consideration of the above info, is VAKL the best fit for us? I'm considering purchasing 200 points. Does that seem like enough? My thoughts on this are if we do need more, I can add a smaller contract at a future date, then have the ability to sell one of the contracts & keep one if our situation changes in retirement due to health issues. I'm thinking an August or September use year, but to be honest, the use year importance is confusing to me still.

Buy where you love to stay. It seems like you don't know for sure where that is.

Based on your vacation dates, buy an October UY for the free banking insurance.

I doubt that most owners will keep their contracts full term so the end date may not be important.

Right now you may spend a lot of time at the MK, later you may like a different park more.

Your tastes will probably change once the DVC honeymoon is over so plan for the future.

According to my calculations (considering cost per point, MFs, and number of years remaining) AKL Villas are more expensive per remaining point than BLT. I used $79/point for AKL and $103/pt for BLT. One thing I didn't see in your post was the consideration of maintenance fees (or did I miss it?). MFs are a huge component of your overall cost of ownership. But of course they can and do change...

Both resorts have pluses and minuses, and as in so often mentioned on here, buy where you will be happy staying. Congratulations on your decision. Hope your contract goes through smoothly!

Based on my search so far I would tend to agree that BLT is cheaper than AKL on a per point basis over the long haul. There is the higher upfront costs and you are also dependent on maintenance fees increasing at a constant rate for both resorts. Also I am ignoring the difference in points needed for your stay.

Also while the listing appear to be in the $100-$110 range most of the deals that have passed ROFR (11 out of 14) since July are less than $100/point with the average being $98 (I exclude contracts less than 150 points since these generally sell for a higher price). AKL is averaging $75/point.

So a 200 point will cost you $5k more upfront, but roughly $10k less in maintenance fees over the life of the contract including the 3 additional years (assuming 3% annual increases).
 

There are several threads debating cost and it can be looked at several ways. Bottom line to me is that costs are all close enough that you should just buy where you want to stay. It does sound like you're a little uncertain of where that is and only you can can decide that. From my perspective BLT worked well for me now because I have a little one that loves the MK and it works for me in the future with low maintenance fees and the 2060 contract expiration date. Some folks think the expiration date isn't that important, but to me it is. I may not be taking Disney vacations in 2055 but I'll either have sold this contract or passed it on to my daughter, either way 18 years is a big difference in resale value or usage. You can book AKV and VWL with those BLT points and for the most part I think you will get what you want. The exceptions being VWL at Christmas and AKV CL.
 
You mentioned foot problem.

Think about how long those hallways are in AKV.


BLT has a lot more rooms near elevators.
 
I'd be looking at BLT. Between your health issues, the fact that BLT is centrally located and MOST IMPORTANTLY it's your first choice. It's also going to be a nice perk for when the family comes with.

200 points is good enough for an 8/9 night stay in a studio for pretty much all but Premier Season. If you want a one bedroom, you're either going to have to bank/borrow points from other years.


For the difference in price, look at it this way. Even if the MF's don't account for the added initial cost (which I think they will) it's 5k for over 40 years. That's less than $125 a year. Does that make it worth it to you?
 
I think the others are right, go with BLT because it's what you want.

Also, don't forget, you can almost always get something for AKV at 7 months, so you can still experience that resort.
