Buying poly

Hi, hoping someone could help. I plan to buy Poly points next week. I have a 60 point contract at BLT I brought resale last year, so no experience buying direct or even talking with Disney. I brought a small contract to gain experience to see if us and dvc were a good fit. So far so good, going to Alunai in April.
hoe much do you have to put down. Are there closing cost or any other fees. I guess I want to know up front costs or hidden costs. If I buy 155 points will the price be 160 x 155.
I would like a sept contract to go with bLT contract. Will I get 2014 points, I don't how that works buying direct. I am planning a trip during Halloween, should they be able to book me a room for then.
Probably not asking the right questions, any advice I could get before calling Disney on Monday would be helpful. I am so excited about the poly.
 
I will help where I can :) down payments are usually 10% if financing through Disney. This may have changed in the last 5 yrs since we added on and I am not sure if the downpayment is less for previous owners. No one is sure, that I have read, about 2014 pts. I am hoping for some so I can book Tgiving weekend this year since we have a Dec UY. Everytime you add-on/purchase it is a new contract so you would have two with the Poly. There are closing costs but it varies on how much you purchase and I am not sure how much they are. I have never noticed any hidden fees. Your 160x155 is correct IF the price is $160pp. Maybe your downpayment will negate closing costs. Also remember if you finance through Disney it does not show up on a credit report. That is a nice perk for some since it won't affect your debt:income ratio when applying for future credit but the interest rate is 10% I believe. Hope that helps!! pixiedust:
 
As a previous owner, you are of course able to buy starting this coming week. Points load fast when buying direct. You will have at least 3 1/2 weeks where you will only have other purchasers of Poly too compete against for a room. So if that is your intent there shouldn't be any trouble. There are some closing costs when buying direct but they are much less than when buying resale, I would expect in the $200-250 range for the contract you are suggesting. I doubt there are any 2014 points, hence the reason they waited until after the 1st to release Poly. But remember you will be able to borrow if you are contemplating traveling before your chosen use year begins. Enjoy your new home, I hope to join you soon.

I would call my guide and ask him/her to get the answers from the people you will be buying from.

Your right, about calling Disney, I don't have a guide because I bought resale. I believe a lot of people on dis have more knowledge than some of the guides or I guess I should say diser's aren't trying to sell me something. Just wanted to be armed with information. The big one about points, I read several times how guides mention points they give to sweeten the deal but it is really points you are entilted too. Things like that.
I having been wanting to buy poly dvc before it was even announced. I told myself if they ever open dvc there I am buying. After really looking into all the information that just came out, I am not sure I should buy there now. I think I had beer goggles on and I just sobered up. Not having the option of a one bedroom or a reasonable point two bedroom with a family of five at the 11 month mark might not be to smart.
More pondering must be done.

All owners have a guide, even resale buyers, normally you are assigned one when your DVC account was set up.

I just bought 2 resales and there is no guide listed on any of my paperwork or on my website.

Your guide isn't listed on your resale paperwork because you didn't buy through Disney. Guides are not listed on the website.

If you call the DVC sales number you can find out who your guide is as listed in the DVD sales system.

Good to know. They should put that in the paperwork. How else would one know that? One day we may want to do a direct thing and I'd have no clue. LOL

Your DVC guide is only there to sell you a contract direct so until you buy direct, you would probably never talk to him/her.

You should check your contact preferences in your member account and verify that you are willing to be contacted for sales and other commumications. I would also call the sales number, talk to your guide to make sure that you will receiving all sales mailings and email. There aren't that many and it's nice to be in the loop.

Good idea since you're already questioning your thought process. While Poly DVC will undoubtedly be popular with many, you've accurately detailed the inherent issues with purchasing there: the lack of 1BRs, the exorbitant point requirements for a bungalow, and the cost to get into Poly to start. More than a few people have suggested they will just use their current points to get into a Poly studio at the 7-month point given how many studios there will be. My wife has loved Poly for decades, but even she doesn't want to buy there due to the factors mentioned above. Let us know what you decide. ;)

The "members only" purchase period with the lower price will continue until February 9, when sales to the general public will begin. Take your time, ask lots of questions and don't buy unless you find it's going to work for your family. It certainly can work for the right circumstances. Good luck!
