Buying new home question

I second the inspection but what my realtor suggested was to do the inspection a few months prior to the home warranty being up (which was 1 year from the date of sale) so that is what I did. It gives you some time to live in the house and make a list of the issues and then to list what is found in the inspection report.

Luckily my inspection report was really good so I had only a few minor fixes on my list.
The realtor for them said that about 10 days before closing you would go through and tag everything that needed fixing and then it would be done again at about 11 months. Maybe we should get an inspection at both times??

We had that as well as a 3 month inspection after we closed and an 11 month inspection after we closed. Each of those covered different things. Nail pops and grout issues they wanted to take care of more at 11 month. This was just part of our home warranty that came with the house. We made a list of issues and then they sent the appropriate crew to work on those. We have a 10 year structural warranty as well.

The going through the house before we closed, which our buyer's agent went with us, was the most important part. Did the realtor advise they would have someone with you to do that walk through? For us the head contractor for our house was with us so it was us, him and our buyer's agent. For us the interior painting was the biggest issue and the head contractor was very upset with the paint crew. Our buyer's agent is actually the one who caught that they had just primed the alcove part where our tub was instead of also painting it.

We didn't have someone from the city with us during the walk through before closing but our situation was different because there were inspections already going on due to permitting and codes and we had been able to see the progress (and passes and fails) on that during the process.

I'm sure you can do as many inspections as you want but you will pay for them. Mine was $600. I really didn't feel that I needed one any earlier but I feel like I had a very good builder. If I was unsure of my builder or any of the work quality then I probably would have done more.
