Buying from Disney vs Resale

I have always been under the impression that there were no closing costs!
Is this new?
 
I was just reading in another thread about adding on with DVC. It was that posters assumption that there were no closing costs for add-ons.

I have no idea whether or not this is true, but I'd like to know if it is. ;)

It is my understanding that you pay closing costs for an original contract weather through Disney or resale. I believe there are no closing costs for add -on if purchased through Disney. Not sure about a resale add-on. but I believe there are closing costs.

I am stll a little new here (only been lurking for 3+years and finally purcahsing:cool1:) so someone with more experience please feel free to correct me.;)
 
I guess I will find out, I have a call into my disney sales rep about adding on at BLT.
 

We bought one contract from Disney last fall, and one resale two months later.

Disney now charges you some of the closing costs on your initial contract - they pay part of it, but you are responsible for part of it. I understand this is new-ish, but not brand new. That is what they did with us last year when we bought. Add-ons directly from Disney still have no closing costs, but that also could change.

Buying from Disney gave us points to use much faster than did buying resale. However, we saved thousands buying resale, even if it was a little more of a hassle. Also, Disney just did not have the points for BWV available with our UY when we asked, but I did not have trouble finding exactly what we wanted on a resale board. Actually, the contract we bought was not just fully loaded with that years points, it had all of the previous year's points banked. We paid a little bit of a premium for it, since it had two years worth of points to come available shortly, but it was still much cheaper than it would have been buying direct. We loved getting those points when we did, since it let us do a longer stay in January (using our developer points, plus our BWV points, since we couldn't use our AKV villas points until AKV opens in May.)

Anyway, I would do both again, depending on what I wanted. If I were buying SSR or an older resort now, I would _definitely definitely definitely_ buy resale.

I would buy direct from Disney only if the incentives were really good, and it was a contract that wouldn't be readily available for resale any time soon. Right now, I would buy BLT or VGC direct, but anything else resale.
 
If buying through DVC resale would the incentive apply from Disney Visa? 0% for six months, and 2 annual passes?
We own at SSR and are thinking about adding @140 points. It seems that all around, resale is a huge savings regardless of the incentives. We are trying to figure out, cruise, $$ savings, visa incentives:confused3, it's giving me a headache. Good thing DH has better financial sense than me (took me a while to admit that:)).
 
does anyone know what kind of increase takes place on maintenance fees from year to year? also, i thought i had read a few years ago that the point values were unchangeable, but i see there are point differences between 2009 and 2010 on the point charts, they seem to be making weekends slightly cheaper while increasing weekdays. anyone know more, i'm thinking of buying in and just want to understand everything. thankspirate:

if you read all 160+ pages, you'll find out more than you care to know about possible DVC changes. further questions should be posted on that thread to keep this one from getting locked.

the short answer is that the point values for the total resort are unchangeable in any given year. take the total number of rooms (studios through GVs) and calculate the point costs for each day of the year...and that number will be fairly consistent between the year a resort opens and the number in 2040.

but a given point cost for a sun-thurs stay is subject to increase...or the costs for a week in a 2BR in december. but any increase in one area must be offset by a decrease in another area...whether a decrease in weekend costs or a decrease for a week in february.

"Newish" is a good word - probably two years or so.
 
We are in the process of purchasing through DVC resale. We were able to negotiate with the sellers to lower the price by $5 per point which will pay for the closing cost. Overall we are able to save thousands. We also will have the same UY. I am so happy to have added 140 points. Yahoo....more Disney trips for me and DH!!!!:yay::yay:

Resale closing costs very by the size of the contract. For example, listings through the TSS range from $322 for a 50 point contract up to $650 for a 500 point contract.
