Buying DVC tomorrow, Please HELP!!

Hi everyone, I attented the Aulani presentation last night and was offered $108 per point at BLT and the bonus of the same point value we buy. I was wondering if this is even a good deal or if there are frequent or better offers... Also, in your opinions is it better to buy direct from Disney or the resale? When you add on is it better to do disney or resale? Oh, & also for resale, are the good offers really hard to come by?

I have started to read through alot of these threads on here but I only have until tomorrow morning to make my decision! If it were you guys what would you do?!

In the end, there is really no difference between buying direct or resale. However, with resale, the process takes more time due to ROFR.
Usually, resale is cheaper per point, but when analyzing the cost, don't forget to include the closing costs on resale (usually $350 and up) and you won't get the matching points.
 
Bay Lake is running about $100 to $105 on the resale market. We bought two resale contracts but did a direct add-on with Disney at AKV when we wanted a small contract and the extra year's points. We used our Disney Visa and got 6 months same as cash, too (and the Disney dollars for the charge!). The resale purchases took almost 2 months to finish from start to finish. We had our direct buy points in 24 hours.
 
I can't speak to whether or not it is the best deal, there are pros and cons of the direct vs. resale coversation. I can tell you that once you sign on the dotted line you are going to have many years of great vacations and lots of Welcomes Home!
 

:) I think $108 is a good price for direct from Disney, the resale prices arent much cheaper, less hassle than going through resale, instant points and 2009 points seal the deal for me.

BLT isn't as great on the resale market...unlike SSR.
 
If BLT is the resort that you want, then it is a good deal. As PP mentioned, BLT is just starting to show up on the resale market and many of the contracts that are there don't have points coming right away.

Here are just a few things to consider:

1. Break up the number of points you are buying into smaller contracts vs. one big contract. For example, if you were buying 200 points, get it as two 100 point contracts. It makes it easier to sell down the road if you ever decided you needed/wanted to. If it is all in one big contract, then it is all or nothing.

2. Be sure that the UY you are choosing works for your time of travel. I know that guides seem to be pushing the closest contract that will still give 2009 points, which right now I believe is Aug. Ideally, you want to try for a UY that falls typically before you travel to give you the flexibilty in case you ever had to cancel or change a reservation, especially if you are ever dealing with borrowed points. You can bank during the first 8 months of the UY so keep this in mind. In addition to .Aug, Sept, Oct, and Dec UY's will all still come with 2009 points.

I'm going to call Monday and see if I can get the same deal.

We bought a resale at SSR in 2008 and had a really good deal. We really enjoy SSR and are going to do a THV stay there. However, every time we go to WDW, we are always at MK, Epcot, or the MK resorts for dining. So, for us, it makes sense to own at BLT.

I saw a resale contracts at BLT through TSS for less than $100 a point, with points available in Feb 2011. If you go resale, you may have to wait a few months to receive your points and there is ROFR. Also, you have to take the UY with a resale purchase. But, in getting matching points at BLT, you also have the opportunity to have one extra vacation one year, or upgrade a vacation for extra days or extra size (1 bdr, 2 bdr) or over multiple years by banking.

I think that's a good direct price, and you won't save much by going resale right now of BLT is what you want. In the past they have also included a cruise as a bonus incentive; I wouldn't be surprised to see that come back soon.

Also, those are 2009 points, not bonus points... But you typically won't see them included in resale listings.

I bought BLT on resale, closed in June. We paid $102/point for 160 points. We got all 2009 points, all 2010 and 2011 points. It was a loaded contract. We did pay about $500 in closing costs. It took about 5-6 weeks from the time I made an offer until we were officially in the DVC system and able to book vacations.

I just added on, 50 BLT points, directly through Disney. I paid the discounted price/point, no closing costs and the points were in my account that afternoon. I was also able to pay for the points with my Chase Dinsey Visa and pay it off in 6 months, interest free. No need to go to the bank for a cashier's check and pay that associated fee and go through that trouble.

In the case of BLT, I wouldn't hesitate to buy directly. For other older resorts, I'd go the resale route.

Take your time and never jump into any business transaction. Disney will tell you that you only have a limited time but that's a pressure tactic.

We have found that the deals improve after they complete their initial sales. Some of the hype wares off and sales slow. Disney offers better deals to keep the sales up.

I could be wrong but I think that the Aulani sales will be like the Disneyland sales and they will have trouble meeting their forecast.

Several thoughts.

First of all, they are not giving you any points. You are buying within an August, September, October or December 2009 Use Year, and you are getting the 2009 points to which you are entitled. They're your points anyway.

With the 2009 points, however, you are getting a legitimate benefit - the ability to bank them into 2010. The idea that they are giving you something for nothing is bogus, but the banking extension is a legitimate benefit and it has considerable value.

If you want to buy BLT, the price and "deal" you have been offered is a good one.

If you are only considering that deal because it is less expensive than Aulani, I would suggest that you not rush into anything.

You will benefit greatly from spending a week or two researching here on the DIS (where you will get more complete and accurate information from a variety of people, none of whom have a vested interest in the outcome) before you make a decision for this amount of money.

If the money part of the purchase is an important factor for you, I'd recommend that you at least explore the resale market.

You can buy resale contracts for $40 or more per point LESS than the price you have been quoted for BLT. (Not at BLT, but at other resorts). A resale purchase may be a great deal for your family; it may not. You'll never know unless you investigate all options before leaping.

We were on the DisneyWonder the last week of July and the DVC were offering $120 a point for BLT. We almost bought in, but then backed out.

My take on your situation is if you are asking questions here then you are not 100% certain. If you are not 100% certain... wait until you are. Don't let anyone tell you you have to make a decision in one day.

Read these boards, learn about the ins and outs of DVC, you may find resale to be a far better option for you.

We got the same deal on BLT, purchased yesterday, and will be able to make our reservation today. We needed a 2BR Villa for our upcoming wedding, and that was going to cost us around $6,000. Instead, we put $6000 down and will have vacations for years to come :)

I think it's a great deal for BLT. Now I'm looking for some VWL points resale.. I am addicted!

Agreed. Take your time. Even if you have to pay a few dollars more per point, paying a few extra hundred dollars is preferable to making a ten thousand dollar mistake.
