I was looking at the reseller list and I would like someone to help me understand it a bit please.

For example, there is Animal Kingdom-$89/pt. The UY is February there are 100 points for sale (is tat the right terminology? lol) so the cost is $8,900.00

Then it says:
Notes: 100 points currently available and 100 points coming on 2/1/10. Priced at $89 per point.

What do they mean 'coming'? Just that I have the option to purchase 10 more points at $89 next Feb.?

What about the ones that show points that are banked? What would that mean to me if I was going to buy?

 
Basically it's saying all 100 points for 2009 are still there (the owner hasn't used them), and none of the points for 2010 have been borrowed either. Those 100 points will come to the buyer in Feb 2010.
 
With a Feb UY, your points become available for use every Feb 1st.

Points are good for one year, unless you "bank" them into the next UY. If you see that points are banked, they are available for use during the UY they were banked in to.

I'll use the same Feb UY. If you see a contract with Feb UY and 2008 " banked" points, it means those points can be used during the Feb 2009 UY (Feb. 1st, 2009 - January 31st, 2010).

The contract you are looking at gives you 100 points every year. Since we are currently in the Feb 09 UY, the contract still has all 100 points that became available on Feb 1st, 2009. You can use those now and all the way until January 31st, 2010, unless they are banked by September 30th. If that happens, then they would be available to use during the Feb 2010 UY (Feb. 1st, 2010 - January 31st, 2011). Of course, on Feb 1st, 2010, your next set of 100 points become available for use (and, if you wanted to borrow, those could be available earlier).

When you buy into DVC, you purchase a set number of points which you will receive every single year until your contract expires. During a year, you will have the option to use your points, bank your points, or borrow from the next year's points. If you bank points, you essentially put them into next year's pot of points. If you borrow points, you are getting next year's points in the current calendar year.

In the advertisement that you are looking at, you would be purchasing 100 points at AKV. Every February you will receive 100 points to do with what you want. And, in this scenario, the seller has not used any of the current year's points so, if you buy this contract, you will have the full use of this year's and next year's points.

Alternatively, you will also see contracts that are "stripped" meaning that the seller has already used 2009 points and borrowed points from 2010, meaning that you cannot use points until 2011.

Your use year and your timeframe for making reservations are independent of one another. The use year determines when you receive your yearly allotment of points, whereas you are always allowed to book 11 months out at your home resort and 7 months out at your non-home resort, regardless of when your use year is.

In your scenario, you would not receive your February, 2010 points until February, 2010 so you could not "bank" them until after that time. If you are looking to make a reservation for September, 2010, you are correct that you could call in October, 2009 to make that reservation. If you didn't have enough points available when you called in October, 2009, you would then simply borrow whatever points you were short from the points coming in February, 2010. You could then bank whatever points were remaining for 2010 (or, of course, use them to travel a second time in 2010).

Yes, you would call in October 2009 for a ressie in Sept 2010. When you call MS for a ressie, you don't have to have the points at the time of the call, only at the time that you will travel.

So, when booking a Sept 2010 trip, MS will first look to see what points you will have available for that trip. They usually take banked points first, then current year points, and then borrow from the following UY if you need.

For example, say you need 250 points for the Sept 2010 reservation and have a 100 point contract with a Feb UY. You bank all 100 points from 2009 into your 2010 UY.

Since you will be traveling in your 2010 UY, MS will first use the 100 banked points from 2009, use all of the 2010 UY points, and then borrow 50 points from your 2011 UY to complete the reservation (of course, if your banked points and current UY points are enough, then no borrowing would be needed).
