I just spent the last month and a half going back and forth between buying a resale and buying from Disney. I finally made the decision to buy direct from Disney (deposit made yesterday!!!) for a couple of reasons, but primarily because of the current sales incentive ($8 a point credit, 2005 retroactive points). IMO whether you buy resale or direct from Disney depends upon which resort you decide to buy. I think the resale prices are best for VB and OKW. Depending on the particular contract, you may also get a good deal on BWV and SSR. I don't think there are great deals available for BCV.
In addition to the availability of points, I would also factor in the closing costs when determining whether a particular resale is better than Disney's price. Disney does not charge closing costs. Closing costs vary from broker to broker and are generally calculated on the price of the contract. For one 150 point SSR contract, I was quoted closing costs of $575 (not from the board sponsor). Thus, you should figure on adding an additional $4 to $5 per point for closing costs.
