I've been on the tour at BWV and have the DVD. DH and I are seriosuly talking about DVC. What is the current promotion Disney is offering? Any advice?:confused3
 
For new purchases (minimum purchase of 160 pts.)

AKV = $104 - $8 incentive = $96 per point
SSR = $104 - $10 incentive = $94 per point

OKW, HH and VB = $92
BWV = $98
VWL = $98
BCV = $101

For current members - these prices are reportedly good until June 4, 2007.

AKV = $101 pp - $8 incentive = $93 with minimum purchase of 100 pts.
SSR = $101 pp - $10 incentive = $91 with minimum purchase of 50 pts.

OKW = $92
HHI = $92 - $5 incentive = $87 with minimum purchase of 50 pts.
VB = $92 - $5 incentive = $87 with minimum purchase of 50 pts.
BWV = $95
VWL = $95
BCV = $95

Does anyone have an opinion on which of the newest I should do? SSR? AKV?
How does it work if I want to buy in at AKW or BCV?:confused3

Also, if doing resale buy, we lose out on years,correct?
 
contract length is entirely determined by what resort you are buying in at. ALL ownership at OKW, BCV, VWL, and BWV ends in 2042. SSR ends in 2054 and AKV in 2057. It doesn't matter who or when you buy, these are the contract termination dates.

Unless you decide you want AKV, there is not a huge reason to buy direct from Disney as the prices are very similar now on the resale market. The main benefit of buying direct is the SPEED at which you can close and be able to use your points. Buying direct is almost immediate, buying resale can be a month or two. The other plus is that you don't have to worry about the possibility of Disney buying it from you via ROFR, which they have the option to do on every contract resale.

The main benefit of resale is that you can choose among many different resorts and pick whatever you want. Prices are a bit lower than disney direct, but with closing costs it comes real close to the same.

Bottom line: If you think you would like to buy AKV or SSR, you can buy it directly from Disney fairly quickly and easily (once AKV is available to new members). Right now you can buy everything but AKV on the resale market. Don't expect to get anything for a "deal" on the resale market since disney will buy back any contract that is too low. Watch out for resale contracts that have already used up their current year and borrowed their future years' points. If you aren't in a hurry, there is nothing wrong with going resale.
 

I'm not the same person you asked that question of, but I can tell you that I purchased my original share of Boardwalk Villas from Disney. The other four contracts for additional Boardwalk points were purchased resale from The Timeshare Store. That was because I could not get my December use year from Disney any more and wanted more points at my home resort for the 11 month reservation window.

Buy resale is easy if you want a resort not presently sold by Disney.

Another important point for a new purchaser to know is that whether you buy from Disney or from a resale place, if this is your first purchase, Disney still treats you as a new member and sends you the same new member package as the people who purchase from Disney receive.
 
I don't know about the other poster but I will share with you what I did. At the time I purchased I did not know about the resale market and bought directly from Disney. That being said, knowing what I know now, I would still buy directly from Disney because of the relative ease of the process. I think you will find that prices are fairly comparable to resale and my time and peace of mind is worth a few bucks, too;) We were in the system immediately and made our first stay within a couple of months. You also must factor in the incentives offered by Disney and the fact that many resale contracts are stripped of points. Best wishes to you and many happy stays!

We had to buy resale on our first contract because we only wanted a 50 point contract. When buying direct, your first contract has to be a minimum of 150-160 points; more than I was willing to do. BUT, now that we are in, (and we are interested in adding on another small number of points - which Disney allows for existing members), we will only go direct through Disney. The advantage for us - if our use year is available - is immediate use of 2006 points, then 2007 points when use year arrives and so on. Heckuva deal. No closing costs, no ROFR worries and immediate use of points is priceless. ;)
 
I bought resale because I wanted BCV and was on a waitlist with Disney, did not know when the points would be available. Resale is easy but again you have to wait, allow 8 weeks from offer to in system for ressies.

It all depends on what you want. Like the other stated the prices are close esp. for small contracts (100 less) since people tend to pay more for the op to buy less than 150.
 
Thanks to you all! I think we are interested in around 180-200 pts. and do like that SSR is a longer contract. Is it hard to book others at 7 mos?:confused3 Like if I own at SSR and want to stay at BCV or BWV?
 
I was able to book BWV for springbreak this year for my in laws at about 6 months and than wait list for BCV, got BCV (studio though) 1 week later.

So based on limited exp. I would say for now in studios/1 BRs probably, I think 2 bedrooms, BW view and BWV standards would be more difficult and will continue to be harder as DVC membership grows..

Just a point: AKV IS available to new members...has been since March 5th (exactly one week ago). We bought in, as new members, that day.
 
We are buying SSR direct from Disney. I got in at the end of the $86 per point promo. At that price, there was no reason to look at resale since SSR was the resort I wanted.

If I were buying now, it would be a tough choice. First question you should ask yourself is do you have any resort that you are emotionally attached to and would want most of your stays to be at, such as BCV or VWL? If so, you should consider buying a resale contract there. Or, if you really want SSR you could buy direct or resale. Direct is very simple and quick with easy disney financing if you need that. However, buying resale you could shop for the perfect contract and use year and maybe save a few bucks. Remember about ROFR and stripped (points used up) contracts.

AKV is a very tempting offer. I think it is around $93 per point with the promo. It will never be that cheap again, that's for sure. I would have to think very hard between SSR and AKV if I were looking to buy right now.

I don't have any emotional attachment to any of the resorts. I like to try everything and so does DH. I want a longer contract so SSR and AKV are tempting. I don't know about AKV though. It doesn't seem like something I would like as much since it is far from everything. We stayed at Coronado which is near AK and it was such a drive to everything.:confused: I guess for us the bottom line is we want in and for a longer amount of time. We would like to switch it up a bit as to where we stay. Our girls love DTD...DD9 won a hoola-hoop contest there and loves to shop. I think they would like SSR for that reason. HMMM....Decisions...decisions....:sad2:
 
there's a lot to consider and none of the resorts have "everything", it's a give and take at each one. don't forget SSR has an onsite spa! Other than DTD, it is a drive to everything also while AKV will likely have fairly easy access to Animal kingdom park. Plus, I believe that AKV will have a pretty good water play area. SSR also has the lowest maintanence fees of any of the DVC properties. The contract length, the spa, DTD, and maint fees (in that order) are what caused me to choose SSR. AKV would be a great choice also, especially if you like the theme of that resort (I have never been yet). Plus it is sort-of connected to Animal Kingdom Park which I believe will continue to grow into a very exciting park. The svanah views are a pretty cool feature plus the rooms are suposedly bigger and many 1 bedrooms will sleep 5 which I would guess will be in high demand so owning there will be advantageous (11 month booking priority window).

One note on purchasing direct - while current year points are "often" available and included, they are NOT "always" included. Be sure to check with your guide re: current yr points before making your decision. And on resale, sellers often want full dues reimbursement but Disney pro-rates the MFs.

I have made 3 purchases - 2 resale (SSR and HH) and 1 direct (AKV). If I were to do it again, I would do SSR (loaded contract) and AKV the same but would not have purchased the HH contract resale for the price paid. Resale was much more stressful than anticipated (the wait nearly did me in!) but the people were helpful.

IMO, once you run the numbers many of the resale contracts for the more available properties are not worth purchasing vs buying direct.

Given all that, I'd still choose AKV, and here's why:

1) Since you're looking at SSR and AKV, AKV has the longer contract life by a few years.

2) You only get your 11 month booking window for your home resort. Given the 2, it looks like that window will be more useful (assuming you'll ever use it) at AKV, since availability at SSR, at the 7 months window, seems plentiful.

Since you plan on "resort hopping" most of the time, anyway....better to take the longer contract at the resort with less units available (and, possilby, harder to get into at 7 months). JMHO.

Another benefit to keep in mind, in case your family is growing or you may travel with others: AKV's 1 BR sleep 5 and 2BR sleep 9, as opposed to 4 and 8 at SSR. The "new" building will also have 2 full Bath Rooms in a 1 BR, and 3 full baths in a 2 BR.

Oh, I did not know this! This is good to know! I wish the 1BR slept 6! That would be excellent for our fam...but this is new info. to me....Thanks!;)

OH-And family IS NOT growing!!LOL!;) We would take relatives though!!

The rooms look beautiful! It looks as if all that is separating you from the animals is the glass door? So if you are on the first floor, you cannot use the patio, obviously?:goodvibes
