Buy from Disney or resell?

We are just now looking into DVC. Is it better to buy straight from Disney or from a resell? Does it matter? Thanks for any advice.

We originally purchased from Disney, but years later bought resale. We tell everyone to go with Jaki at the Timeshare Store. Much cheaper and the same points, same vacations. There are some deals on there right now, with the economy and all. Good luck!

The only reason to buy DVC directly from Disney is if you need to finance the transaction (financing options in the resale market can be difficult now-a-days) or if you are hell bent at owning at BLT or VGC.

Otherwise, points are points in my view and resale is the way to go.
 
If you want to close more quickly, buy directly from Disney. If you want a cheaper price, have guidance on a good price to pass ROFR from DVC, and have time to kill, go resale. If you want to buy a smaller contract than Disney allows for an initial contract, go resale. If incentives don't interest you, go resale. If you want the incentives, buy directly.
 

Financing is workable resale from some of the agencies as well. It does not make sense to buy retail simply to finance. As a rule the newer resorts aren't that much different in price (AKV & BLT) but for the older resorts, the price difference can be dramatic. For SSR to BLT it's in the $30 a point range or greater. DVC now charges closing to new buyers though the price is a little less than it would be for a resale purchase. Other than that, getting your points quickly or getting a difficult reservation as part of your purchase are considerations. Still, none of those reasons make up for the price differences between resale and retail. The only reasons that make sense are that a significant portion of your stays will be at either AKV or BLT AND you're set on that resort.

Initial Purchase from DVC
  • You can get the exact number of points that you want (although you must buy a minimum of 160)
  • Faster than resale (you will be in the system and have your points and be able to make reservations much faster than resale)
  • No worries about the purchase if Disney executes ROFR, since that only applies to resale purchases
  • More expensive cost per point than the resale market
  • You can easily finance through DVC, and Disney doesn’t report the loan to credit reporting agencies; also, the interest on the loan will be tax-deductable (in most cases) since it’s a mortgage
  • You can pay with a Rewards credit card and get points/cash back
  • The full set of points you buy will be available immediately, versus a resale contract which may be “stripped” of points.
  • If you don’t want the resorts they are currently selling (BLT, AKV, VGC, or SSR), you may have to do some firm talking to a guide to convince them you really want an older resort.
Initial Purchase via Resale
  • You may not get the exact number of points you want
  • You can purchase less than 160 points for your initial buy-in to DVC (Disney won’t let you buy less than 160 points).
  • It will take much longer to get into the DVC system and have your points (resales typically take 6-8 weeks)
  • Disney may exercise ROFR and you may loose the resale and have to start all over (When buying resale, one of the potential pitfalls to try to avoid is making an offer that will cause Disney to exercise it’s Right of First Refusal)
  • Resale is typically less expensive then buying from DVC
  • You can’t finance through DVC, although most resale brokers will recommend a finance company; also, the interest on the loan will not be tax deductible
  • A resale contract may be “stripped” of points where the user has used many of the current year’s points, and may have borrowed some or all of next year’s points. Just be aware of “stripped” contracts on the resale market.
  • Easier to pickup large point packages at any of the older DVC resorts.
 
Last I heard, the Timeshare Store could not help with financing. Don't know about other resale places.
 
We bought directly from Disney last February 2009. We got 160 OKW points for 2009 and they threw in 160 OKW points for 2008. We paid no MF on the 2008 points and we also paid no closing costs. We paid cash, so we didn't finance and we were in the system immediately. (Just returned from our 6 night OKW Grand Villa stay- Best vacation ever) No regrets buying through Disney.
 
If buying resale, just be sure you thoroughly understand DVC and how it works. Watch for contracts which are "striped" of pts for current year. Also, factor in a higher closing fee and you will have to pay MF on current pts.

In SOME cases direct is not much difference in price because closing is less, get extra pts from year in most cases , can pick your USE YEAR and NEVER Striped. Also, extremely convenient.
If a good incentive in place and you are looking at a newer resort such as AKV or BLT. Direct is often similar or even "better"
I researched like crazy -- In the end I bought Direct through Disney(AKV)

UY) directly from Disney vs. adding more points through resale (same resort/UY or different resort/UY). Specifically, what will happen when I make future reservations - do I have to do split stays if I purchase for another resort, or can I combine all points at one time?

If you buy a resale with the same UY that you already have, you can add the resale to your existing contract and have the same contract number. If it is a different UY, you have separate contracts and must use your once a year transfer to transfer points from one contract to another to use the points for a single reservation.

You can't mix points from two different contracts for a single night. So if you need 25 points for an extra night and you have 20 in one contract and 5 in the other, you don't have enough points for that single night. You'd have to transfer either the 20 to the contract with 5 or vice versa to get 25 points for that single night.
 
If you buy a resale with the same UY that you already have, you can add the resale to your existing contract and have the same contract number.

No, they will have different suffixes. Like XXXXX.001 and XXXXX.002. You just can't break up a contract that is all in one.

Just an FYI, you can buy 100 points through Disney, initial buy in at AK. I am not sure what other resorts but I know they offer it at AK.
