Budget DC hotel for one night?

We live in MD about 90 mins outside of DC and I am surprising my daughter with a tour of the White House in a couple of weeks. Our tour time is unfortunately very early and instead of getting up in the middle of the night to make it on time, I've decided to book a hotel for the night before. We probably won't arrive till 8 or 9 pm and will be up and out the door by 7:30 so truly just need somewhere clean to sleep. Looking for close to the metro (walking or shuttle preferred), would love free breakfast included, but can deal if it's not and I would like something closer to the MD side of things so we don't have to drive through DC twice. My price point is right around $100, recommendations?

We stayed at Best Western Rosslyn/Iwo Jima location a few years ago. The place was clean and comfortable. A short walk to the metro and there are a few fast food places near the metro that you can pick up some breakfast on the way.

We went this month for a dental conference and stayed in a house for less than $300 a nite and it slept 6 with 3 bdr and 2 baths, complete kitchen etc. Walking distance to a grocery, conference ctr and the metro. We used airbnb.com

Americana Hotel in Arlington. Bare bones, but clean, free parking, free internet, free breakfast, and close to metro.
