When I checked into Boulder Ridge this past Sunday(3/5/23) I was pleasantly surprised to learn that 100 additional refurbed rooms had reopened that day and that I was the first to stay in room studio room 4533. My first impression of the room was very positive as it was beautiful with the main bed, pull down murphy bed and the kid size fold down bed under the TV.

But, my smile quickly turned to a frown as I looked and found...no balcony...what a bummer. I had a beautiful view out over Bay Lake, but no balcony and the window did not open.

In my 16 years as a DVC member and many many stays at various DVC resorts, this is my first time where I did not have a balcony...ultimate bummer.

When we stayed at the then Villas at Wilderness Lodge about 20 years ago, it wasn't our greatest stay, so we stopped at the DVC center (at BWV) to complain. In front of us was a couple who'd gotten that villa. We turned and walked out. No balcony?!! That's one of the most critical parts of my DVC stay-being able to sit on the balcony-I don't envy you at all.

We were assigned that room one time. Apparently, it’s the only room without a balcony. Normally, I wouldn’t have said anything, but that trip took place just a month before my hip replacement and I had no intention of doing the parks. The front desk moved us and I spent a happy week on my balcony. Doesn’t hurt to ask.

Sorry to hear that. We checked into 5541 on Sunday as well, and I'm pretty sure we were the first to use the coffee maker and toaster, and I don't think there had been anyone before us at all in the room. In fact, they were going around placing the 100 years coffee table books in the newly released rooms on Tuesday, and that included our villa. Love the refurbed rooms.

For the longest time that has been the one and only DVC room without a balcony or a patio. DLH tower will change that distinction.
Sorry that is what you were assigned. :(

This room at the very least should be less points than other rooms . It is not unreasonable to expect that a patio or balcony is part of the amenities provided in a DVC room. I know when we were looking to buy DVC it was one of the amenities mentioned to us that all rooms would have! I know if given that room ( and as we stay at WL often and we always fear being assigned it) I would do my utmost( respectfully of course )to be moved as we spend A LOT of time on our balcony.

If it were, given that it would be a category of one, it would be a mess.

Understood! But I do feel someone getting this room should be compensated in someway as the lack of any type of outside sitting area is not the norm for any dvc resort room. I really don't even pretend to know what(LOL), but SOMETHING to make up for loss of access to this additional area that every other room in the resort both hotel and dvc have! Even if some small thing like resort credit ?

Thanks for all of your comments as I did not realize that 4533 was the ONLY non-balcony room and I agree that from a points perspective it should be cheaper...I'm not holding my breath, but I will reach out to DVC or DVD. My only consolation was that this was a solo trip and I spent very little time in my room.

We got that studio last time we stayed at BRV, ugh! We check in there tomorrow for a one night stay and if we get it again I’m going to kindly ask for another room. I didn’t realize how much I enjoy the balcony until we didn’t have one!

I agree that my room should be listed as fewer points per night but at this point how would I go about receiving some sort of adjustment/compensation from DVD/DVC ? Do I file a claim or whom would I contact about something like this ?
Thank You All

There's no "compensation" owed, as there's no guarantee that a room has a balcony. You should've called the front desk and asked for a different room. I understand the disappointment, but the front desk does all they can to rectify things when they happen.

You could always email DVC and if they give a few points back then you got something but I would not do it actually expecting anything.
