Booking question?

I am currently in the ROFR process for a 175 pt SSR DVC membership. My question is this. If my offer passes ROFR with Disney and I have points available as of Dec 08, can I turn around and book a vacation for Dec 08 if the dates are available?

Once you pass ROFR you then enter the closing process. This can take several weeks. The closing company (which is a different company than your sales broker), does a title search. Then the exact number of points is verified with Disney. Then the seller needs to sign the sales contract and get it notarized and return to the closing company. You also have to sign the sales contract and return with your final payment. A few days later the closing finally occurs. Then it takes Disney about a week to get you into their system. Then you can book.

So, my view is unless you do a last minute trip, you shouldn't plan on December this year.

The one disadvantage of resale is the amount of time it takes...about 2 months. You have, however, probably saved a ton of money.

Yes - but it will take awhile after ROFR for the sale to close. After that, it takes 7-10 days before your points are in the system. Once the points are in the system, you may make a reservation.

You don't have to wait until 12/1/2008 to make a reservation using your December 2008 points (assuming you are in the system before then).

As long as the vacation you want to reserve will begin on or after December 1, 2008 and end on or before 11/30/2009, you can use those December 2008 points to make a reservation, subject to the booking windows. As you probably know, that's 11 months prior to check in for your home resort and 7 months prior to check in for a non-home resort.

If you pass ROFR process then you'd need to continue along the sale process (title search, estopple, etc) concluding with all final paperwork signed by both you and the seller and balance due on the resale contract paid, then it will take a few more days for your contract to be put into dvc system - once you are in the system you can call MS for reservation.

Just want to mention, however, that recently some purchasers of resale contracts have posted that their contracts still aren't in the system even though 2+ weeks have passed.

It is possible although not probable that you could still get dates you are interested in for December 2008. If you can't keep in mind that your December 2008 Use Year is from 12/1/08 through 11/30/09 so the last day you could bank those points that you can't utilize during '08 UY into your December 2009 Use Year would be July 31 2009.

Not saying it is ~impossible~ (but in Dec. could be close to it) to get a last minute reservation but you might want to have a back up plan or have an alternate month in mind. Once you are in the system you can ask to be waitlisted if dates you are interested in aren't available, but the waitlist will expire one week before the check-in date you'd want - then you would have to call MS each day to see if something became available if you really want to keep trying during that week.

There have been waitlists for many months now for those hoping to book the beginning of December. I would say it is highly unlikely you can book that time for 2008. Good luck with the resale process!

Thanks for the info. My closing date is tentatively scheduled for 12/9/08. Hopefully I can get it closed by then and possibly make a reservation.

just be aware that pretty much all of december is busy season for DVC. you might just luck out this time but in general, you'll be better off making december reservations 10-11 months in advance.
