Booking Grand Villa at VGF for non-DVC??

I am a VERY new Disney travel agent, so I apologize if this question is terribly dumb. I have a client (non-DVC) insisting on booking a Grand Villa at VGF next September. I've been calling since the 11-month mark trying to check availability, but they keep saying they aren't open yet. Did I get wrong information that the Villas are released at 11 months? What am I missing??
 
There are only 6 Grand Villas at VGF. I'm not sure if DVC ever makes those available to DRC to book on a cash basis.
 
11 Month booking window is for DVC, for cash bookings you have to wait until those prices are released.

Booking for VGF owners is made available at 11 months. For all other DVC owners, booking can be done at VGF starting at 7 months. For non-DVC (cash) reservations, it very much depends on when or if DVC releases the villa to cash inventory. Typically, this can occur at 60 days if owners have not booked it first but can actually be released to cash inventory in exchange for an owner trading out their points to ABD, DCL or regular hotel rooms at Disney. However, the likelihood that DVC would elect to put a GV into cash inventory that early, rather than 1- and 2-BR villas, is pretty slim.

You can trade out your points for a regular hotel room? I didn't know that was an option. How does that work?

It's only available to those who purchased direct from DVC. It's not considered to be a good use of your points but people do it anyway when they cannot book a DVC villa for their dates or they only need a night or two and don't want to pay out of pocket for the stay. My former sister-in-law once spent 3 years worth of SSR points on a Poly CL stay for one week! You have to call Member Services and tell them that you want to book a room thru the Disney Collection.

That's interesting they never mentioned it when we were purchasing our points. Don't think I would plan to use that, but nice to know it is available.
