When dose disney open up the unbooked DVC rooms? I am trying to book for Aug/sept 2013 and want to possibly switch to a dvc as we have 6ppl this trip. Our dates are not set in stone till may when we get our daughters school schedule so renting points isn't an option for us.
TIA

Those dates aren't even available to DVC members yet. Members can book 11 months out. You might be able to start seeing DVC accomodations available through Disney Reservation Center about seven or eight months out.

We book our villa through Disney (actually AAA for discount) and we go in Aug. We booked our trip last year in Oct. I just keep checking the Disney site and as soon as they pop up I book.

I don't know that Disney only offers the non-booked rooms. For example, I am currently waitlisted for a certain DVC studio for next spring, yet there is availability for the same villa through the Disney site. That is very confusing to me! Apparently Disney saves some of the DVC inventory to release as cash rooms? :confused3

one of the DVC perks is to trade out - cruises, WDW resorts, concierge collection, adventures, etc

these options must be paid for. So DVC gives the points, which have been turned into reservations at one or more DVC resort, to Disney for renting.

the points have been used by DVC members - so the rooms or villas are gone and DVC members can not get them for points only cash.

to get a villa thru Disney look for them from 9 to 6 months - the sooner the better. BLT and BCV go fast. if you just want a villa then OKW and SSR are generally less expensive than the other DVC resorts for renting with cash.

The earliest I've been able to book was January for a September bounceback stay - so 8.5 to 9 months. Actually, May is a good time to look if you are waiting for discounts to come out for August and September, as they have been releasing the discounts less than four months out in some cases.

In addition to the villas Disney gets when members trade out for other options, Disney also retains ownership of about 2-3 percent of the DVC resorts so they have villas for cash reservations that way.

One more way Disney ends up with villas is DVC turns over any villas not booked by members 60 days out. DVC can then pull those villas back if a member needs them or they can be reserved for cash reservations.

I booked a 2 br at BCV for this October in January- so it popped up on the website about 10 months in advance. HTH
